All American Tradesmen done a bathroom remodel in my home, and did an excellent job. The job was very extensive, yet they completed it with no problem. They were a joy to work with from start to finish. The owner Don Kollmann was a pleasure to work with from the designing, to the finish. He was very helpfull in some of the decisions we had a hard time with. We would recommend them to anyone. This contractor has been very upfront with all the work and has informed me the steps of the project and has taken my input with desires and wants. The cost and reasons for the expenses have been totally justified and appreciated. I've had experience with some "jack-legs" and totally appreciate the work this contractor has done and will definitely utilized the services of this company for further work on my home. I highly recommend this contractor.

We hired David for a complicated water restoration project. Due to an improperly installed 1st floor deck door, water penetrated our basement wall, resulting in a complete wall and ceiling demo. David worked with us to fix the deck door the way we wanted it fixed, and repaired our basement so we can’t tell there was ever any damage (drywall, paint, trim, crown). He was incredibly responsive throughout the process , and came back to make everything look right when touch ups were needed. He worked very efficiently. Highly recommend.

Tim did an excellent job fixing our basement drywall, baseboards, and carpet after we had a burst pipe. We received quotes from other contractors that were absurdly high... Tim is an honest, hardworking contractor who produces quality results! He fixed everything in a few days and scheduled us quickly after his quote. Would highly recommend!

After starting a shower and bathtub remodel project on my own, I quickly figured out I didn't have the skills or time to complete the project. Jerry and is team came in and took over the project. Jerry was able to create a shower design that maximized the available space and converted an old outdated shower and bathtub combo into a beautiful custom built shower enclosure. Jerry was able to work with my time frame and within my budget and the shower turned out better then I even imagined. I would highly recommend Jerry and his company for future projects.

After talking with a couple of contractors, I hired Brian to repair the roof over my family room and the ceiling damaged due to roof leakage. I also needed repairs to my balcony and the door into the family room. All of the repairs needed were due to water and wind damage that had accumulated over years. I also chose to have skylights installed since the roof and ceiling were both being repaired. Brian was nothing short of fantastic! He is a perfectionist and his work exceeded even my own very high standards! He is also the most honest contractor I have ever hired. I say this because he stuck to the estimates he quoted even though there was greater damage than anticipated hiding under the balcony carpeting and roof shingles. Brian also worked late into the evening many nights and worked under tarps when it was raining. He also completed some additional small repairs that I had been putting off and charged a very reasonable rate for those repairs. I cannot say enough positive things about Brian. I feel so lucky to have found him and will turn to him first for any future home repairs--construction or otherwise.

We were referred to Lambco, by a coworker of mine. They replaced our roof and gutters, as a result of an insurance claim. They negotiated with our insurance company, on our behalf. They absorbed our $500.00 deductible. Workmanship was first class and cleaned up everything. You would never know they had been there, except for our beautiful new roof and gutters. We were so impressed, that we hired them a year later, to remodel our bathroom and build a deck on the rear of our home. We LOVE our new deck. Getting a great deal of outdoor enjoyment, peace and relaxation. My husband goes out there every night after dinner and smokes his cigars! Highly recommend them to anyone who is considering any type of home remodeling, roofing or decks!

I've used Demi Remodeling a few times. At our first house they built a deck and completely remodeled a kitchen for us, opening up the kitchen to the living room, and the house to the yard. It was a total transformation that made the house feel more inviting. It was so nice, I didn't want to leave our first house and I wish I still had that kitchen and the big door to the backyard! The people who bought our first house mentioned the beautiful kitchen and new layout as the reason they picked our house. At our new house, Demi Remodeling has done our roof, rebuilt a wall that had been water damaged, fix some foundation concerns, and remodeled the 30 year old bathroom into an oasis complete with heated tile floors and a tile surround. We've recommended them to friends and family, and everyone who has used them has been just as thrilled as we are. My mom had them take her new house down to the studs and rebuild almost every room. She is thrilled with her new kitchen, bigger bathroom, finished basement, new siding, and hardwood floors throughout. (They made her year when they went out of their way to match her new flooring to the original flooring in her kitchen.) We are planning on using Demi Remodeling several more times, as my wishlist keeps getting longer: a deck and garage outside, an extra bathroom and remodeled kitchen inside, just to name a few! They are professional, friendly, and fair in their pricing. I absolutely recommend them for any job, inside or out.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
