- What should the customer know about your pricing (e.g., discounts, fees)?
Real estate agents are paid a commission, based on the the purchase price of the property. This is generally paid by the seller, who typically pays the commission for both the buyer's agent, and the seller's agent. I do not get paid unless a transaction is completed.
- What is your typical process for working with a new customer?
For clients who are seeking to sell their home, I typically start with a walk thru of the property. I bring a list of comparable sales, so that we can intelligently discuss what price the home might sell for. I point out issues that the client may wish to repair or work on prior to the house being placed on the market. I also discuss with them the selling process, explain my marketing plan, and answer any other questions they may have. For clients who are purchasing a home, I start with a phone conversation explaining how the home buying process works. If necessary, I assist them with finding a lender. I help set them up in a search portal that is specific to their property needs. Once we have a list of properties the client is interested in, we make an appointment to view the homes. Once the client has found a home they would like to place an offer on, I assist them in writing the contract, negotiating the sale, and navigating the purchase process.
- What education and/or training do you have that relates to your work?
Real estate agents are required to attend classes at an accredited school, and pass the State of Ohio's Real Estate licensing exam. From there, I am required to continue my education with post educational courses, that are made available through various entities including the Dayton Area Board of Realtors. My brokerage Keller Williams Advantage Realty also makes a number of training courses available, so that I am always learning, up to date on what is happening in my market, and aware of changing policies, laws, and new technology.
