Ricky was great. We split the jobs up into two days, so I could get the other fixture ready, and when it proved to be far over my head, he said he could do it! Day 1, he hung one fixture and did some troubleshooting for my outdoor light, and quickly replaced the switch. Day 2, He put together the most difficult chandelier I've ever seen with ease. He hung the fixtures quickly, and was super professional. Will definitely call Ricky for any future household/construction needs.

Miller Masonry did an excellent job! We had them fix an exterior wall of our house that had come loose from the wall tie due to foundation settling. The pricing was well within our budget. We were impressed with Tomas' eagerness to get started on the job even though our own circumstances kept pushing the work back. Tomas was flexible and kept in good communication during the planning and work scope. It is hard to find good honest work. Tomas & his team were very courteous & delivered great service at an honest price. Great service and honesty; two invaluable qualities that are becoming all too rare to come by. Innovative Construction and Remodeling did an amazing job. I needed the wood trim on the eaves of my house replaced and all of the wood trim painted. This is not necessarily the type of work ICR usually does, but Russell immediately responded to my request for an estimate and was ready to take on the job. His crews did a top notch very high quality job. They were on time, did excellent work, and cleaned everything up as each stage was completed. I ended up having them replace my gutters as well and also replace my outside light fixtures. I highly recommend ICR for any wood repair, construction or remodeling job.

Kevin and his crew went out of their way to make the project seem less, professional and easy. I was concerned at first because my wife works from home and would be at the house during the entire project but Kevin and his crew went out of their way to ensure they didn't get in her way. Also they were on a very condensed timeline because we had an open house coming up and they worked 12+ hour days to make sure they got the job done. My husband and I have only wonderful things to say about Dustin Henry and the skilled 8H Construction crew. On November 26, 2015, straight line winds hit our home destroying a good portion of our roof, some of the siding on our back porch, and our fence. Our roof had to be totally replaced and Dustin Henry was truly an answer to prayer. Dustin is a man of utmost integrity and from start to finish did everything he said he would. He and his crew installed a new 30 year GAF Timberline roof in record time. (Rain was forecast for our area and Dustin adjusted his schedule to ensure that our roof was completed before the rain hit.) We would not hesitate to recommend Dustin and 8H Construction as they went above and beyond everything we could have hoped for. Everytime it storms now (we had torrential rains and high winds all night last night and today), we are so thankful God sent Dustin Henry our way. First of all sorry for the delay in posting my review. Okla Roofing an Construction did a excellent job putting a whole new roof, from tear off, new decking, shingles, guttering , screen replacement an having the outside AC unit re-combed. Most importantly to us is Charles was at our house well before the insurance adjuster arrived, Charles insured everything was included on our insurance claim, stuff we would've never thought the insurance company would of paid for. the adjuster assigned to our claim was trying to be hard nosed because we filed our claim a few months after the many spring of 2015 occurred an we had just put our house on the market. Charles an company knows their business at times we thought we'd be out of pocket for expenses Charles was able to articulate to the insurance company the facts an their responsibility to us the policy holders. This was the 1st time in 22 years we needed to file a damage claim to our homeowners policy. Okla Roofing an Construction made the claim an Construction very easy an their work was done quickly an fast. The roofing crew showed up on a Saturday morning an were done in under 8 hours the new gutter company was out 2 days later along with the AC repair guy. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
