He gave me a very competitive bid on drywalling my cottage, but also installed my French doors so I didn't have to hire someone else. I first used DeMarco Builders in 2004. Joe DeMarco and his crew were remodeling the house next door to mine and were going to flip the house. I was so impressed with their attention to detail and the finished house. At the time I was looking for a contractor to add a master bedroom and bathroom and to do some other repairs to my home. After seeing Joe's work I hired him to do the work for me. In total, I added 450 sq ft, revamped my old bathroom, and reconfigured the existing 2 bedrooms, and added a small deck. I was and am thrilled with the finished product. Joe and crew worked quickly and gave me the house I wanted. Fast forward to February 2016, I needed my house painted, a window moved, the deck enlarged, and most importantly, my non functional kitchen gutted and rebuilt. I knew that Joe had returned to the Portland area and I was disappointed that he wasn't available to do the work. I contacted him for for some recommendations and he just said, "What do you need done? I will be back in the Long Beach (CA) area for some other business and I would be glad to get the work done for you." I was thrilled! He started on May 2, 2016 and on June 2 everything was done. My old kitchen was small, had only 2 cabinets and little to no counter space. It is still small, 12'x7' wall to wall but the difference in functionality is huge. I really didn't know how to make it work but Joe did! I always say I went from a one butt kitchen to a two butt kitchen with no additional space. Joe really wants to make his clients happy and to give them a finished product that exceeds expectations. He has done that twice for me and I cannot recommend him enough.

When I began the project of getting the carpets on my upstairs replaced with laminate flooring, I shuddered with the complexity of what I was undertaking. First of all, I live on a floating home, and the closest parking lot is about 75 yds to my front door up and down a fairly steep ramp. Obstacle two was the stairway to my second floor is rather narrow and very steep. The third challenge was, upstairs, is both my bedroom, full of HEAVY log furniture, as well as my elaborate ( and BIG ) home theatre room, solid oak LARGE desk, book cases and other big and heavy furniture. The bottom line … Chad and his second in command ( I believe it was Chris ) never stopped to so much as to blink when estimating the job and costs. Their bid was much MUCH lower than the next best bids. They showed up on schedule and attacked the project like two seasoned pros. Thats was what a nice person would say. Me, I saw it like ... two men "possessed". ;-) They had just two days to tear out all the old carpet, tack strips, and pad and haul that HUGE mess away ( up the ramps and across the parking lot ) and then to haul box after box, AFTER BOX, of laminate flooring from the parking lot, down the ramps, and down the walkway to my home and then up those narrow and steep stairs. UNBELIEVABLE !!!!! Oh lets not forget to mention all the HUGE power tools and table saws and other big equipment they have to do a remarkable and totally PROFESSIONAL JOB. They jumped on the job at 8 a.m. on a Thursday morning and worked well past 6 p.m. and then right back at it on Friday and by around 8 p.m., VOILA … A MASTERPIECE. I have NEVER ever been more satisfied with a home remodel than with Chad Rayon and his company Start to Finish Construction. I would be delighted to call him back for any future remodeling work or project that would come up in the future, and would recommend him without the slightest reservation to both friends or family. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
