- What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing is transparent and can be found at our website. Our most popular Full Service program costs 9.5% of rent collected.
- What is your typical process for working with a new customer?
Initial call -Determining your goals, timing and important details about the property. - Why are you seeking PM services? - What is the condition of your property? - Is the property currently occupied? - When are you looking to start? - Is there a loan on the property and are you up to date with payments? - What is the size and address? - Answering your questions Meeting at the property - Review of property / recommendation of updates if necessary - Confirming market rent amount - Collecting information about the owners and the property Management agreement preparation - Based on the information collected we will prepare our management agreement and send it electronically for your review Contract review - We will schedule a 1 hour call to go through all the passages of the agreement to make sure you understand and are comfortable with the entire contract - Once you fully understand and feel good about it, we will sign the contract Onboarding - Provide your landlord insurance listing us as additionally insured - Transfer $300 for your reserve fund - contributed via eCheck in your owner portal - Provide Keys for the property - Send us Marketing photos of the property - Utilities transfer Monthly reporting / regular operations - We will be sending you a monthly statement and ACH disbursement of your funds on or around the 20th of each month after we start collecting rent - All expenses above $300 will be approved by you prior to us doing the work (with exception of emergencies) - Introduction of your point of contact going forward
