Introduction: We have our property management office in Salem, Oregon. We manage all varieties of property investments for our owners including single-family homes, apartment communities, multi-family housing, HOA's and commercial properties throughout the mid- and upper Willamette Valley. We have the knowledge and the skill set to handle anything you need assistance with. Experience We have over 35 years of combined experience in real estate investing that includes flipping houses, remodeling and renovation projects, real estate development and new construction, buy-and-hold rental property, and property management. Over the years, we have seen it all, and this makes us uniquely suited to handle all aspects of managing rental properties. Quality The primary reason that we started Trilliant was to shore up a gap that we observed when investing in real estate: A lack of quality property management companies. Our goal is to repair this gap by giving our owners and residents the ultimate property management experience by providing pleasant, professional, and honest service. We will work hard to maintain our commitment, and strive to exceed expectations every step of the way. Knowledge We know that the primary goal of our owners is to maximize their profits! After all, real estate is an investment. Good news, we have decades of experience maximizing profits in real estate investments. In fact, last year new owners that came to us netted an average of 13% more profit once we took over the management of their units. We specialize in providing thorough preventative maintenance inspections for our owners. These inspections outline areas that will help you plan for the future and maintain your portfolio in good condition longer - minimizing the potential for emergencies to reduce your overall expense and maximizing your profitability. Our favorite part of our job is the systems engineering aspect of property management. Every new property brings with it unique challenges and obstacles. We love taking in all of the details, analyzing the systems, and finding ways to reduce unnecessary costs while at the same time maximizing revenue. This is the problem solving aspect of property management: the continual question, how do we maximize profits for these properties and our owners? This is what we enjoy the most.

Apex took over the management of our 17 unit complex in Salem, OR. They helped us transition away from our old property manager who was being difficult. Helping with that transition was only the beginning. They did a rental analysis and found that my units were being rented well below market value! As an out of state investor from CA, I didn't know what the local market rents should be. The old property management company was renting out the units between $450 to $500 per unit. Apex did a rental analysis and increased the rents. All of the units are now rented out at $695/month (huge increase in revenue)! If that wasn't enough, our old property manager had failed to collect deposits from many of the tenants. Apex retroactively collected deposits from the tenants and also ensured all tenants are carrying renters insurance. They went above and beyond to make sure that I am protected. Finally, due to negligence on the part of my old property manager, there was a significant back log of maintenance on our property (significant overhauls required on some units and parts of the structure). Apex combed through the property and assembled a list of maintenance items and categorized them according to importance. Then, they provided me with a plan that addressed the maintenance issues over time, to spread the cost out in a way that works for us. Needless to say, we have been very impressed with this group and would recommend them to anyone looking for a property management company. They have gone above and beyond in every way, and they are still continuing to impress us.

  • What should the customer know about your pricing (e.g., discounts, fees)?

    Pricing is calculated depending upon number of units and other data we receive from you during initial discussion. The more doors/units you have, the lower the your cost per door will be!! WE DO PRICE MATCH LOCAL COMPETITORS!! Ask about our price matching services!

  • What is your typical process for working with a new customer?

    Meet with new client/owner. Meet with onsite manage if applicable. Input all data including owner information, property information, and existing tenant information. Inspect entire property (all units). Provide maintenance inspection report to owner via online web portal access. Provide analysis on rent rates and provide rent increase recommendations if appropriate. Review all current lease agreements and renew any lapsed agreements if necessary. Open new property specific client trust and security trust account. Compile all information and make recommendations if/as needed. Audit all vendors as needed. Make sure owner has personal contact information to reach us anytime, night & day. Complete preventative maintenance inspection of interior and exterior of property and units with pictures documenting all facets of property.
