Joel has completed several projects at my property. His carpentry skills are superior, and the finished product is always above the bar. He always completes a project within the agreed upon amount of time, and will let you know immediately if that time frame changes due to unforeseen circumstances. His prices are very fair and within standard industry rates. Joel is a complete professional

We usually take care of the maintenance of our home and property; but with age and commitments to outside obligations, we needed to reach out to hire someone to assist us in cleaning our spouting. Thank you for the opportunity to experience an individual who cared and saw other needs and took the time to “do over and above” our original request. It was an experience I was happy to share with others.

We decided to use a property management company after handling our own property for over ten years. Our property manager, Lori, has been very helpful. We have had to call her numerous times and she is always available to help. Now that we are out of the state, it is great to know that our place is in her good hands.

Andy & Brad responded quickly to my estimate request and came back with a competitive estimate. They started the job relatively quickly and did an awesome job even though they faced a few challenges. Definitely hire them again for my next job!

Mr. Shifflet is trustworthy, intelligent, imaginative, and creative in his approach to remodeling. Steve genuinely enjoyed the challenges involved in removing a garden tub and installing a wheelchair accessible shower in our master bathroom, which was built on a slab. He also replaced what was the shower with a laundry facility, giving us an extremely functional and lovely space. In the midst of this project my husband required a triple bypass and was hospitalized for two weeks necessitating leaving Mr. Shifflet and his employees alone in our home for extended periods. We never had any reason for concern about the security of our property. He even walked my son's dog when my son came from out of town to visit his father in the hospital! Mr. Shifflet is also communicative, keeping us advised of his work schedule and being flexible in accommodating our needs in scheduling. He is a decent person of good character and a sense of humor and we are appreciative of having crossed paths with him.

Tom is now my go-to guy! His first impression was made when he showed up to do the estimate for my bathroom remodel when he said he would-on time. I am a landlord with many properties that often need work. Reliability is important to me and Tom has completed three jobs for me including an emergency heating situation. He was immediately responsive, dealt well with my tenant and took care of the problem quickly at a reasonable cost. Couldn't ask for more!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
