I had a house that I need to put back on the market, unfortunately my last tenant left it undesirable to live in. I did some research and found the contact information for Stroman's Service Group. I needed things done to my house to get it back to par so that my wife and I could put it back on the market but this time to sell. We sat with Demetrius and we went over everything that we wanted to do and he gave us insight on things as well as saved us money on others. His professionalism is well above a lot of so called professionals I've had that exact same conversation with. He did everything from painting the whole interior of our house and fixed holes in the wall that our previous tenant so kindly left. He also help with some small electrical work and put a ceiling fan up for us. He pressure washed the whole exterior of our house including driveway, porch, and sidewalk. He did some landscaping in the front to give us better curb appeal and in the rear of the house to get it a real homey and oasis-like feel. We have a screaned in deck and regular deck outside our back door which that wonderful tenant left in bed shape. We had to rescreen the whole deck area over and replace some wood that had been destroyed. Demetrius not only rescreened the screened deck, but replaced the bad wood and sealed the complete deck it looked amazing. We had our house on the market for less than 3 weeks when we had a buyer offer cash for our house. They said they had been looking for a house in our area and had noticed the work that was being done on our house. They said they saw how amazing it looked afterwards and knew that it was the house they wanted. My wife and I thank Demetrius so much for Giving us the opportunity to sell the house in such a timely manor. His hard work and skills are amazing in home improvement and landscaping.

Tom is truly a respectful and hard working professional and he does great work. We found Tom after we had been screwed over by a different contractor. The previous person did a horrible job hanging our drywall. Did not finish the job and took our money without return. Tom came in and saved the day. He came to see the site and give quote the next morning and started work the next day. He finished everything in a very timely manner and kept all of his promises. He not only did a great job but he fixed the mistakes of the previous work done and made the whole experience worth our time and money. This was money well spent with Tom and we will be using him for future projects. I highly recommend his services as a professional and he is also a respectful, friendly and down to earth guy.

Kenneth and his team enclosed an existing carport to a closed in garage, along with creating a dryer vent opening. Not only did he respond immediately to my request for a quote, he showed up at the time he stated for the review of what we needed. More than that, he did the job earlier than he had originally anticipated. What is really striking though is the team arrived on the date/time they said they would, performed the work in less than a week, cleaned up (!) after themselves, and did a very thorough job. To top this off, Kenneth called TO FIND OUT IF WE WERE HAPPY WITH THE WORK!! Who does this anymore?! When a couple small items were mentioned, he said no problem and they came the next business day and took care of it. I've been dealing with a firm in a different state that has been a vastly different, in a bad way, experience. Kenneth restored our faith that there are conscientious contractors out there still.

They saved my Thanksgiving. The other contractor I hired couldn't do the work on time. Kendall came in and gave a good estimate and did the work in an excellent manner. The owner (Joey) came by to inspect the work in progress and after it was finished. I will definitely use them for my other home improvement projects! jad

My family and I love the outdoors, so we decided to enhance our space with a large deck. We heard about Punchman Contractors through a friend who hired them to put up their privacy fence. I have to say their work is superb. Our deck is not only beautiful, but very sturdy as well, having made it through 2 floods. Their services are reasonably priced, and they get the job done! They are a great bunch of guys, very respectful. I would absolutely recommend them to anyone needing a contractor.

My husband had torn down part of a wall in our kitchen remodeling process and it was down to the studs and frames. We needed help with the drywall repair and texturing. Not only did Freddie Brown respond to my request within the hour, he was able to come over and review the project the same morning. He got started right away and finished the project professionally and expeditiously. His price was very affordable and we are more than pleased with the final project. It looks amazing! He is super friendly and communicates well throughout the process. He also guarantees all of his work and does every type of repair and renovation inside the home. We will definitely be using him again for our next project - a bathroom remodel! Thanks Freddie!

Gave me a fair price to add on to my patio and a walkway around my home. Arrived when he said he would. Was professional. Did a great concrete job. He will be complete tomorrow when he finishes a small job at driveway and removes the boards around concrete. I expect he will finish this as he has said he would do all the rest.

Extremely attentive to details and always interested in the client's ultimate satisfaction, Adam Morton is a true craftsman. He is thorough and painstaking, and the quality of his work speaks for itself. He has so far fixed everything for me from moving a hot water heater outdoors to a shed he built and weather-proofed, to replacing 11 ft tall ceiling panels, from restoring faulty electricity wiring, to fixing our dishwasher, from replacing broken panes of glass to investigating our foundation issues and brainstorming a practical and affordable approach to solving the long-term problems we have issues with. In general he is always on time barring a family emergency, and he is always totally reliable. I can and do trust him to come into my home to do work even if I am not here. In a nutshell? I highly recommend Adam to anyone seeking a hands on, no nonsense approach to home repair. He truly is outstanding!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
