I use green, organic products with no chemicals that kills mold but is non-harmful to people or pets. If I remediated any active mold, I will then write a letter to all parties involved. I will state that I have remediated the mold and give a three-year warranty that is transferable to any owner of the home. I can also install 6-mil plastic ground cover.
