Southern Charm is a very professional, yet personable company to deal with. They make you feel as if you are their only client. Stacy & Sherry manage property for me in Gatlinburg, Tn and are always on the job. They make being a property owner very easy. No matter what the job, it's handled in a professional and timely manner. They have done renovations, guest calls and kitchen updates for our properties. I am at ease being an out of town owner having them on the job. They now manage everything and I only approve and collect the income. They are a blessing to have known and make life as a vacation property owner a breeze. I would recommend Southern Charm Cleaning & Maintenance to anyone that needs professional, quality work and management team!

We are thrilled with the service provided by PropertyFirst Management. Our church yard looks well cared for, the walkways have a nice edging and they are kept clear of debris. Since we have 3 acres this is a lot of work in these hot days and we appreicate the reliabilty and service we received. The Rev. We provide residential, multifamily, and commercial property management. Our primary service areas are Asheville and Hendersonville. However, we also serve surrounding areas including Brevard, Weaverville, and Black Mountain. In addition, we provide community management of subdivisions.

I am honest, hardworking, well-rounded, clean-cut, respectful and a single father country boy from the mountains of Western North Carolina. I was raised by my grandparents, so I put hard work and pride in the work that I do, it was instilled in me at a young age as well as promptness. Over the years of my working career, I have learned, picked up and have been taught several trades. I started a mowing service at 12, then at 15, I started building residential homes from the ground to finish (from ground to crown). 21 years later, I am still building and landscaping. At age eight, my grandparents put in nine rental units and taught me how to manage and maintain properties of any kind. About 10 years ago, I decided to teach myself in the tree service industry. So, I did just that. Now, I have another trade under my belt that I also love. I have honed all three trades, so that people just need to make one call for all their building, landscaping and property maintaining needs. I hope by working hard, I can better serve you the best of anyone around.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.

Hire skilled professionals for absolutely everything.
