Santiago repaired drywall in my garage and painted the entire downstairs of my home. He not only was very easy to deal with but also took every aspect of the job seriously. Being in the service business I know what it means to deliver on your clients expectation and Santiago exceeded mine. He completed the project a day faster than what he estimated with a price that was very reasonable for the work performed. If you are looking for someone that has experience in all aspects of construction without the big contractor feel, this is the guy to hire.

We hired JD and Lynn (Complete Solutions) after getting three bids from Thumbtack. Our relative who has worked as a general contractor was there with us during these meetings, and advised us to hire JD and Lynn even though they were--being perfectly candid--a bit more expensive than the other bids we received. We are glad we did! Below we describe the project, and why we're happy with JD and Lynn. This was a big project. A complete kitchen renovation to a kitchen that was built in 1987 and never updated. As you can see in the pictures, it was dark and closed off, and they turned three small and closed off rooms into one large and open and very functional kitchen. Here's more about what they did: They helped us finish up the demolition (we did a lot of it ourselves, but they finished it). They built a new ceiling (raised it), moved water lines, moved electric outlets and switches, built a pantry, installed flooring, installed cabinets, installed dishwasher, installed lighting, installed oven--in short, a complete kitchen renovation. We could go on and on as to why we are glad that we hired them, but here are the highlights: (1) they are very professional from top to bottom, and are there to not just supervise others' work, but do the work themselves with their team; (2) the quality of work and attention to detail are phenomenal; (3) we are new at this, and they worked closely with us to make sure that we got the kitchen we wanted in terms of assisting with design, running to and from Home Depot, Lowe's, Ikea, etc., to make sure we had the materials that would work best for us, etc.; (4) they work hard, frequently staying past usual quitting time; (5) they are trustworthy, which is very important to us; (6) the quality of their work is good, and they will work it until it's right; and (7) it may seem minor until you're in the middle of a major project, but they cleaned up after they were done each day. Things we learned that we would do differently if we had it to do over again. We would switch up the order in which we did the work (e.g., paint later on rather than first, etc.). We would work with them earlier to figure out what we want and need to try and help the project go more quickly. Along those lines, we would also be aware that sometimes things don't go according to plans (e.g., water lines being more difficult to move then expected), and so being flexible on timing/duration of project is important even if it takes a bit longer than anyone wants in order to make sure it gets done right. Fortunately, ours got done right and we are very happy with our kitchen. We highly recommend Complete Solutions.

Incredibly good drywall skills, very accurate estimates, flexible with my schedule, paintwork was also fantastic. An excellent contractor that you can trust. Also Mark has the distinction of being the only contractor I have ever hired that showed up early for each appointment! He truly cares about his work and your time!

Alex did a great job on my wood fence. He even used his own Lowe’s discount on all materials. That’s a breath of fresh air these days where other contractors are only interested in their bottom line. I would and will recommend Alex (Knoxville Midwest Remodeling) to all who ask. The price of the awesome job was also very competitive.

Tom did an excellent job. He showed up when he said he would (which is more than I can say for most contractors). I was out of town during the project, but we kept in touch by telephone and I was amazed at the finished product when I returned home. I could not be happier with his work and would highly recommend him.

My husband and I had such a positive experience with Carl Mills and his team that I feel confident in recommending them. We wanted to expand our deck and hired C&D Construction for the job. The team was professional and courteous. They asked us questions along the way to make sure we were all on the same page and we are very happy with the results. They really care about their work and didn't race to get the job done. We are already planning on using them on our next project. It was money well spent for a quality addition.

Bdm came to my home and did an outstanding job. We ran into a few quirks during the process of the Reno which is expected because remodeling is always flawless on paper but in the real world your window or wall maybe out of square or the contractor before this one cut a few corners without your knowledge. Mr Bare handled each situation with complete honesty and grace. I would recommend him for any job big or small! I will continue using their service in the future.

Bill Godfrey was hired to replace existing flooring with Trek flooring on a large outside deck. Bill approached the project with great competence and skill. Having been recommended by a custom contractor, Bill came with lots of experience. Bill was very reliable and his quality of work was excellent. We also had him fix some plumbing problems. Our experience with Bill was so good that we have other projects lined up for him to start soon!

I highly recommend these guys. I called Xtreme Flooring in kind of a panic. I had a tile shower surround installed by another contractor who I refuse to mention and within a month tile was falling off. Owners Kevin and Charlie came out and looked at the damage, reassured me that everything was going to be ok. They took measurements and got a quote to me the same day. The pricing was amazing and extremely fair and affordable. They scheduled the project within several days and to be honest my shower looks way better than it ever did before. This company is beyond professional and courteous to customer needs. They worked fast and the quality was out of this world. A huge thanks to Owners Kevin and Charlie and the crew that they had completely replacing my nightmare. As I said I HIGHLY RECOMMEND THESE GUYS!!!!

The flooring job turned out as I had hoped. Very flush and professional. Paying up front for materials to a small business was concerning at first, but this group also proved to be very trustworthy to place the order and get the jobs done very well!

M & M builders does excellent work. Their expertise, knowledge and recommendations for our project as a whole were spot on! They were not the cheapest quote we received but they were fair and definitely did the best quality work. We had others before them and only thought about the dollar amount and as a result hired terrible contractors and wound up having to hire someone else to correct the job. Lesson learned on how you get what you pay for! We are super impressed with the quality of workmanship and professionalism displayed. We will definitely be using M&M again and know that they are honest and reasonable for good quality work. -SFL

My company purchased an investment property in Gatlinburg that needed some major renovations. After having a sour experience with another contractor, we were fortunate enough to find Roberts Renovations. Mickey was kind and courteous, and most important of all, knowledgeable and full of ideas on how to perfect our property. While we have only been able to make it through the first major phase of renovations (due to our financial constraints), we have no hesitation of using Roberts Renovation for all future projects for this home, and the homes to come. We are highly pleased with the quality of work that has been done, and highly recommend Roberts Renovation. Sincerely, Adam Edwards Mountain Bliss Enterprises Inc.

          Q & A

Answers to commonly asked questions from the experts on Thumbtack.

          What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I plan a bathroom remodeling project?

If you’re stumped on how to plan a bathroom remodeling project, it pays to hire a designer. This is especially important if you’re changing your bathroom layout in any way. Designers create contractor-friendly drawings indicating exactly where each tile and fixture will be installed, down to the light switches. This investment might cost you $300-$500 but save you significant frustration and miscommunication, while ensuring you get precisely what you want.

If you’re going to do your own design, planning a bathroom remodeling project means being organized and planning ahead. Create a general outline of what you want and the budget you have. Identify the specific fixtures, tiles, paint and vanity you prefer. Get all this organized before requesting quotes from two to three reputable general contractors. Once you find the right pro, get a written contract outlining scope of work, materials that will be used, timeframe and payment schedule. Communicate clearly about when to order your materials so they are ready and waiting by the time the contractor gets the permits. Your job from here is to communicate clearly, pay the contractor as the work progresses, and enjoy your remodel when it’s done.

Where should I start when remodeling a bathroom?

Bathroom remodeling doesn’t have to be overwhelming. Before starting a bathroom remodel it’s crucial to know what you want and have a clear understanding of your maximum budget. If you’d love all marble fixtures but have $3,000 total, you will have to compromise. Being realistic about materials and money before you even contact a contractor will have you on the road to success. Here are some simple steps to follow in the planning stages of bathroom remodeling:

          • List your remodeling priorities in order of importance (e.g., 1. New shower head, 2. Replace flooring, 3. Install recessed lighting, etc.).
          • Calculate what you can realistically afford to spend on your bathroom remodel. Identify an “all in” price — meaning the absolute maximum you’re willing to pay, as well as what you’d prefer to spend.
          • Gather ideas from Pinterest about colors and finishes.
          • Research the costs of the materials and finishes you want and begin making choices about what is and isn’t possible to fit into your budget (once labor is included). If you’d like to stay under $10,000 total, but really love a $2,000 tub, plan to downgrade in other areas.
          • Request quotes from at least three reputable general contractors, share your vision and ideal materials, and work together from there.

How long should a bathroom remodel take?

With proper planning and a good general contractor, your bathroom remodeling project doesn’t have to take forever. The construction phase of the project will always vary based on your scope of work, the square footage and the condition of your bathroom under the surface layer. Inevitably an 80-square-foot master bathroom with major changes will take longer than a 25-square-foot guest bath undergoing a minor renovation. For a smaller bathroom, a facelift — the industry term for sprucing up the surface layer (such as paint, vanity, tiles or light fixtures) but keeping the existing footprint of the space — may take five to eight working days, as long as there are no surprises like mold waiting when the old vanity comes out. A more complex bathroom remodel that revamps the shower area (customizing the plumbing, installing tile and changing the shower door), updates the flooring and cabinetry, and adds new paint and new lighting could take anywhere from one week to three weeks. A full bathroom remodel that guts the room, changing the footprint and moving the electrical wiring and plumbing lines, could take four to eight weeks or more. To keep your bathroom remodel on schedule, have your materials ordered and waiting, and don’t make any change orders once construction begins. Planning is key to keeping a bathroom remodel on schedule.
