wow!! so we had a couple of quotes and couple installers were reluctant mounting against this type of stone; but Brad instantly recognized the proper placement and immediately I could tell was dealing with a pro. One thing that really stood out is he didn't rush the job he takes his time which I really appreciate and was very thorough. Can't recommend him enough.

We needed an AC unit installed and others gave us the run around about the time they would come... After 2 days of the person not showing up on time, I found Jeff Beck on Thumbtack. He was first to give a reasonable quote, showed at the time he said he would be here to look at our system, and had given me details as to what work he would have to perform. He knows his ACs. He guaranteed the work for 1 year labor with the 10 year parts warranty from Goodman and included a referral bonus with the work ( ...I referred him to one more installation needed in my family because he gave a great offer and was professional ) . Top it off, Jeff showed up early for the installation of the HVAC by 1 hour on the date of install. He gave me notice about his arrival time, of course. He's a great communicator and does outstanding work. Cons of reading reviews: Many of the reviews on Goodman online were not good but found out for myself that the system is good and it's not noisy. Jeff installed the system well and it is about the installer!!! We are resting peacefully here.

Lamar installed a flatscreen above my fireplace today, not an easy job let me tell you. Well, he made it look easy. He had every tool needed & even wall studs he didn't charge me for, when he realized they were needed for proper installation. He disconnected unnecessary cords I wasn't using & didn't need (not sure why the cable company didn't do that when someone was here a few months ago). He basically just left my house better than how he found it, all the while remaining jovial & calm while I had a barking dog and a screaming child. I highly recommend him to anyone that wants the work done right the first time.

Robert did a great job on our single room carpet installation! He knocked out the room in a couple of hours after many other installers (not from Thumbtack) turned down the job because we already had the carpet and it would require more than the normal amount of seams. We would hire Robert again and will recommend him to our friends and family!

Travis did a great job fixing the electrical in my garage. He was quick to respond and even came the same day. He was on time and finished his work extremely quickly and efficiently. He went above and beyond just that fix by adding a few things like the ground on the outlet (I would have never know) for no extra cost. On top of that he’s a very friendly and professional dude. I would definitely hire him again and highly recommend that you do too.

Cleaned gutters on our house, on time, left no debris, and charged a very fair price for the job and time spent. I would definitely use him again.

Steve was the 3rd person I had to my house to install a hot water heater. He was by far the most knowledgeable and honest. I'm going to call Steve for other projects!

Clayton was on time to perform several tasks for me. I wanted him to check some gutters for me and he ended up unclogging a down spout and thoroughly cleaning the gutters. He installed a new light in a bathroom and put up glare resistant film on a window. He was courteous, thorough, efficient and skilled. I will definitely ask for his help again in the future.

Complete flooring removal and replacement in 60% of house. Stair retreading and replacement with stain to match flooring. Complete popcorn ceiling removal in entire home. Whole home baseboard and crown moulding installation. Painting of all interior walls. Complete replacement of all interior doors with solid wood doors. Removal, resizing, and replacement of front door. Zach showed up right on time (early, in fact!), and took care of the projects in the house quickly and with ease. The pendant lights he installed look FANTASTIC, and he even helped me get the front and back porch lights working. Zach is super responsive, and his prices can’t be beat. Will be sharing his info with other homeowners for sure!

Thank you, Dave. He is going to install a newer garbage disposal for me in the near future. I recommend him highly.

Tim kept me informed about his arrival time. I had purchased the post and mailbox for installation. It turned out the post was too short. Rather than focusing on the problem, Tim immediately offered to make a new pole - and did an absolutely amazing job of that. The finished project is far more professional than it would have been with the premade materials. I loved his can-do attitude and willingnesss to work after dark to complete the job. Tim has a work ethic that is rare today.

It's so nice that I hired recom LLC to help me finish the replacement for the hardwood floor. I was hesitating to decide on the laminated floor or an engineered hardwood floor. Mr. Amin is so patient and professional for answering all of my questions. The installers were so hard working with high efficiency. They finished the project within one day! The most important thing is they offered me the cheapest price! I am so happy to have them!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
