Worked with Ryan B. to transition 3 recently purchased SFHs onto Darwin. He provided us with a pricing analysis and helped us calculate our returns. Went into their East Austin office and met the entire team prior to signing the Management Agreement.Here are the areas that really stood out about Darwin:1. Responsive - I've called them a couple of times on the weekend, even late around 8PM CST, and they've always picked up or returned my phone call within minutes. Emails are responded to typically within a hour. Most other property managers take until Monday or Tuesday to respond to any request I have over the weekend. I really appreciate this level of support since I do most of my property investment work over the weekend.2. Tech Driven - They're testing new smart lock technology and they've shown me how it can reduce leasing commissions that we have to pay out to agents. 3. Owner First - The reporting and detail around maintenance expenses is second to none. I no longer feel like I have to ask them to provide invoices for every maintenance issue since I trust they're not marking it up. This is not the case with other property managers.Summary: Darwin has been A+++++

Im an out of state investor, and have 5 homes based in New Braunfels. I switched over from a prior property manager to Darwin, and they uncovered a number of issues right off the bat. Within the first week, they conducted inspections for all properties, 3 of them were fine, but the last two were disasters. I didnt realize the one tenant had practically destroyed the place and the other property had a lot of deferred maintenance (broken window and skylight). The Darwin team went into motion immediately, communicated through the entire process, and brought everything back up to standard. The tenant which caused the disaster has now departed, and were now placing a new tenant.Its really been a breath of fresh air to deal with a property manager that follows through on promises. Ive not been short of impressed throughout all my dealings and interactions so far with the Darwin team.

DARWIN HOMES PROPERTY MANAGEMENT BY FAR THE WORST COMPANY I HAVE EVER RENTED FROM!!! I specifically opened an account in order to write a review on this company because I have never been so upset in my life!!! We rented this house because it had new carpet, new tile, new cabinets, etc and had central heat and air. The day after we signed the lease on our house the outside central air conditioning unit was stolen and the yard was so infested with fleas that we couldn't even move our belongings in! We had to fight with Darwin Homes to get pest control to come out because pest control is not covered in our lease and they tried to say that we did not rent a home with central air. We were eventually able to prove that the house did have central air through pictures, the craigslist ad that listed the house for rent, and text messages from our leasing agent so Darwin Homes finally agreed to install a new unit in the Spring. That was just the beginning of our problems... You name it and we have had it happen in this house! Everything from carbon monoxide and gas leaks, busted pipes, electrical problems, holes in the floor under the carpeting where the floor is rotting out, to the roof leaking so bad that back half of the house is about to cave in! I could go on and on with all of the issues we have had. Emergency maintenance never answers the phone and does not return phone calls and the office staff is rude and acts like it's your fault the repairs aren't being made! They are real good at telling you what you want to hear to calm you down but never actually do anything to repair any issues. I have a stack of pictures, phone call logs, text and email documentation, etc... proving we have made several unsuccessful attempts to get these things repaired. I was told today that they are not going to replace the central air unit because they are afraid it will get stolen again and will provide us with 3 window air conditioning units instead. After having a $600/month gas bill this winter, I am not pleased to know that I will have to foot the electric bill to run 3 window air units this Summer. I asked what the buy out clause on the lease was and was told this evening if I want to break my lease then I would have to pay the remainder of my lease (until September 30th) plus an additional month rent. At this point I feel like I have been put in a situation where my only choice is to file a claim against them in court and hope that the judge understands my frustration and looks at the evidence of the hell we have been forced to live in for the last 7 months. I would strongly advise anyone not to rent from these slumlords!!
