Neil is a great real estate agent and has helped me in the past as well. He is kind, patient, and follows through. I am usually weary of service professionals but Neil is the real deal and I can’t say enough good things about his ability. Choosing him to be your realtor is a very wise choice!!

I've been working with the owners of Titan Real Estate for about 10 years now, not once have I been disappointed. I've hired them for appraisals, real estate brokerage, and have sent numerous clients to them for property management needs. Titan is a well run company with tremendous real estate knowledge and exceptional customer service. There's no question who I turn to when I need anything related to real estate buying, selling, or renting.

Erin is an amazing agent and I couldn't recommend her highly enough. I bought my first home this Fall and started my search intending to represent myself. I figured I'm doing so much groundwork on narrowing down areas, homes, etc.; why should I use an agent? But then, I reached out to Erin to look at one property, just to see what value she could bring. I decided to hire her on the spot. Erin helped my wife and I reconsider our criteria, mediated some "differing opinions" on what was and wasn't important, and helped identify some key neighborhoods our internet searches weren't identifying. When it came time to negotiate, she ended up getting us more in closing costs than we could spend! Erin coordinated inspections, quotes and contractors for repair work, and everyone else you could imagine. She was our one and only phone call throughout the entire process!

In a word, professionalism. Having lived in the area for 3 housing booms, I knew my way around the Austin market, but I chose Daryl and Advantage Austin Properties because he exudes professionalism. There are plenty of fly by night real estate agents trying to take advantage of the market for a quick buck, and Daryl is the polar opposite of that. He made me, and more importantly, my wife, comfortable throughout the process and his thorough, transparent approach left no doubt we made a great choice with our representation. He's a consummate pro and I'd recommend him to anyone.

We came to the GoodLife Team after looking for a house for over a year with another real estate agent. Carrie took the time to get to know us and helped us find a house (that we love) in just a few months. Carrie is easy to work with. She's very sweet, she works hard, and we found her to flexible when scheduling viewings. I highly recommend Carrie and the entire GoodLife Team!

Don is hands down the best realtor I have ever worked with. Previously, my experience with realtors had been that they were more interested in selling you a home quickly than with really finding the right home for you. This couldn't be further from the truth with Don! Initially, I didn't know exactly what to look for in a home, and Don actually talked me out of buying homes a few homes. In retrospect I'm very thankful that he did, as they would have been huge mistakes!!! I didn't expect this from a realtor, and it really shows that Don is genuinely interested in helping you. Aside from his sincerity and genuine concern for you, Don also brings a unique engineering perspective to the home buying process. As an engineer, he is able to note flaws or potential problem areas in a house, and he will point out things I never would have thought of. He's quick to point out things such as signs of foundation issues, the pros/cons of the type of siding used, the efficiency of the AC setup, what would be required to modify a house to meet my needs, etc. On top of it all, Don is hilarious and has a great personality, which makes the home buying process feel like fun and not like a chore! He is super friendly and always shows up with a smile and a joke. Throughout the process, I feel like he really cares about getting to know you. I've recommended quite a few friends to Don, and they have overwhelmingly agreed with my assessment. I will continue to encourage everyone I know to use Don.

ADKOR…A Different Kind of Realty: This certainly is not just a slogan or advertisement…it’s a fact! In my combined 30-year career with the military and Federal Government I’ve relocated about 14 times and have never employed the services of a realtor. When contacting ADKOR I didn’t know what to expect, but what I uncovered is a company with staff that are honest, professional, organized, punctual, conducts research and has answers for all questions, responsive and follows up, discerning, patient, friendly and courteous, flexible and goes the extra mile. I had a short-fused PCS from Michigan to Austin, TX. By short-fused I mean three weeks to schedule shipment of my household goods, my privately-owned vehicle and to arrange for a flight and rental car. Well as fate would have it, this turned out to be most disastrous move ever. Everything that ‘COULD’ go wrong ‘DID’ go wrong…from a bedbug infestation at the Extended Stay Deluxe (Austin Metro) to having my vehicle damaged by ReloTrans, 6-75 Truck & Auto Repair Inc., or Six Nations Transport Inc. (All three had some involvement in transporting my vehicle, but neither would accept responsibility for the damage.) My encounter with Ashley Messer of ADKOR is the only aspect of my move that ‘DIDN’T’ go wrong. I was referred to Ashley prior to my departure from Michigan. [Side note: The referral came from one of my soon-to-be co-workers who had also recently relocated to Austin and had made contact with three other realty companies for which she labeled as “pathetic.”] I called Ashley right away, and by the next day she had already sent up a search criterion with my preferences for which I started receiving daily email messages with a listing of available properties. I was able to view the properties online, make notes regarding each and assign them to my list of ‘possibilities’. By the time I arrived in Austin I already had a list of potential homes to view. Based upon my online comments as well as her in-depth knowledge of the properties, Ashley knew exactly which homes would withstand my intense scrutiny and satisfy my picky taste. [I’m one of those ‘look behind the refrigerator and under the top surface of the stove because I refuse to live atop of someone else’s filth’ kind of people.] On my third day in the city I was already out looking for my future residence. Altogether, Ashley took me out on four showings where I viewed 30 homes, and each time she was just as nice as on the previous outing. In a nutshell, my experience with Ashley Messer of ADKOR was extremely pleasant. If I decide to remain in Austin and to ultimately purchase a home, ADKOR will definitely be the realtor I choose. With that said, I can guarantee you that ADKOR will provide the same superb service that I received…because that’s just who they are!!! Patricia B.

Cole Lewis is an outstanding real estate agent. He did an amazing job for me selling a very large home ( 6 bedr, 4 bath), and helped me purchase a smaller home to downsize. He was very available during the entire process, even spending more than one Sunday with me looking for properties to potentially purchase. He was very knowledgeable regarding properties on the market. He made the transition smooth, to help sell my property, and purchase a new property. He was amazing from start to finish. I would highly recommend Cole Lewis for anyone in need of an outstanding real estate agent who is results driven, and has an excellent track record.

Julia has a knack for honing in on what her clients need and works tirelessly to deliver from beginning to end. She was incredibly patient with our beyond picky and nearly unrealistic expectations. With her in depth knowledge of the market combined with empathy for what we wanted led us to the perfect home. She was an invaluable asset from contract to close and it didn’t hurt that she knew the seller's agent. In a tricky market like Brooklyn she made it seem easy!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

      • Represent clients who are looking to buy, sell and rent properties.
      • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
      • Determine competitive market prices by comparing properties.
      • Create and publicize lists of properties for sale, including details such as location and features.
      • Market properties through advertisements, open houses and listing services.
      • Show prospective buyers or renters properties.
      • Present purchase offers to sellers for consideration.
      • Mediate negotiations between buyer and seller.
      • Ensure that all terms of purchase contracts are met.
      • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

      • Home inspection: $200-$350 or more, depending on region.
      • Home appraisal: $250-$400 or more, depending on region.
      • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
      • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
Hire skilled professionals for absolutely everything.
