Wilson arrived as expected with his truck. I appreciated his good work ethic and pleasant demeanor. He made short work of my construction waste. We talked about all the other handy stuff he does and I expect I'll hire him back soon. Yes, I would certainly recommend him.

I had a side garage door installed and I was extremely pleased with the results! Not only was it installed perfectly, but he also painted it too. I would have had to paint the door myself if I had chosen another contractor. He also put on the locks. The quality of work was outstanding and the price was great too!

After being extremely disappointed in the drywall and painting work done by a previous contractor, I hired Isaac Delcid to redo the previous contractor's work and then continued to use him on one project after another. Not only did he make the walls that were floated and painted by the prior contractor perfectly smooth, he astounded everyone working on my renovation project by being able to float an extremely textured room and ceiling to a perfectly smooth finish. On a Sunday, He even provided free examples of how the finished wall would look because I had a hard time believing it could be floated smooth. Later, his tile expert installed some challenging tiles in a bathroom at no charge to demonstrate that these tiles could also be installed with a perfectly smooth surface. I was amazed enough to have Isaac Delcid's crew rip out all of the tiles in three other bathrooms that were poorly done by a previous contractor and reinstall them perfectly. Well worth the money. Isaac Delcid is an extremely good communicator, generates professional proposals, is able to do the work quickly and efficiently, and never fails to impress me. I have had at least nine contractors on this project and Isaac Delcid is definitely the best in the business. I almost regret writing this positive review, because I want to keep him for my own projects only!

Oscar of All-Pro Sevices did an amazing job installing our sod and replacing landscape timbers. His work is great, he is on time,on budget and he has fair prices too. In addition to that he was able to work around our other contractors... He is also very knowledgeable about other home and garden projects. I wish I met him sooner!

As a divorced woman I take on every project with a fair amount of anxiety because I know that men handle men differently in this realm. Once I decided to renovate my master bathroom I read th articles, scanned the magazines and scheduled 6, yes 6 contractors. The experience was a culmination of highs and lows.. high estimates , low excitement. WhenCorey came by for the appointment, he was punctual, humble, courteous, honest and understanding of what I desired for my budget. In short, he delivered above and beyond what I expected in aesthetics and quality. I became a part of the entire process ( learning about the materials I preferred pros/cons etc..) and how the end product would flow with my taste and the rest of my home. I no longer have anxiety about "male-dominated" projects because LaStourgeoun delivered. Signed, Completely Satisfied Customer

Some contractors care about their work, and some just care about getting work. These guys did a great a job and took the time and care to do a great job, almost as if they take pride in their craft. [Go figure in today's society.] What's most impressive is that this was a small job and they still handled it very professionally. I would definitely hire again.

These guys were fantastic to work with. They're the first contractors that I have worked with in Houston that acted like professionals, and the work was fantastic. Everybody showed up on time, communication was great, and the process was very easy. I submitted for a quote via Thumbtack, and they were the only company to (promptly) respond and send somebody out in a timely manner. The bid was reasonable, and exactly what I was expecting for the job. Bryan and his crew did an awesome job, and finished the work a day earlier than anticipated. Bryan was very adamant that the job was completed to my satisfaction, and was great during the final walkthrough.

Katrina and her team finished my porcelain/granite tile flooring, painting, and half bathroom installation. She was the only contractor that provided a reasonable cost out of all of the quotes I received. Her team arrived promptly each day and did a tremendous job! I will definitely use them for all of my future home projects as well as recommend them to all of my acquaintances.

I contacted Eric about removing a 3500 sq ft commercial building that had partially collapsed. Eric promptly called me and was out to inspect the property very quickly. Very professional and knowledgeable on all the particulars of the job and what it would require as far as permits, asbestos reports, safety, and the actual demolition. After receiving several proposals and meeting with several other companies, I selected Eric's based on his proposal and how comfortable I felt about this project being done safely and expertly. Throughout the project Eric kept me informed on where we were in regards to inspections, reports, permits, and daily during the site demolition. I was extremely impressed with Eric's ability to relay concerns and provide me with answers when I had questions. The project was completed safely and the end was fantastic. I would highly recommend Eric's and told him that if he ever needed a reference to have any potential client call me. Eric has my number. Paul Bayliss GeoChem, Houston, Tx

Work quality exactly what I have to say about GPJ Construction. Super professionals. Had to do a demolition between the kitchen and the living room plus change the floor and they were amazing. They are super detailed and asking the customer if there is something wrong to fix it. They definitely put their customer first and this is important. Highly recommend!

I've only recently met A&M and they've only done one project for me so far. But I have been impressed with what I've seen. Their work is good and the prices are reasonable. But what makes me ecstatic about A&M is that they show up when they say they will. None of this "oh I'm out in Richmond" when they have an appointment with me at the same time. I've had so much trouble with flaky contractors this year, and it's only gotten worse since Harvey. These guys show up when they say they will. I may have found my new go-to contractor. I had a drain leak in one of the properties I manage. The plumber had to cut out sections of the drywall and even a section out of the siding outside. After several failed attempts with other contractors, I found A&M. They showed up on time and made the repairs. The work looks good and they did a good job of matching the paint where needed. I sent them to another property today to give me an estimate for a project. They said they would be there at 3:30, and they were there at 3:30. I have never given such a long and flowery review for anyone. I usually just click the stars and move on. But I am so happy that I've found someone who actually does what they say they will do. I feel they deserve it. Before/after pics attached.

FANTASTIC BATHROOM RENOVATION Jeremy and Oliver did an amazing job from start to finish for our master bathroom remodel. At the proposal phase of the project, Oliver provided 3D models of the renovation to give us a realistic idea of the final product. He was also mindful of our budget and provided multiple price options for consideration. As the building materials and fixtures were selected, Jeremy and Oliver reviewed all specifications to ensure compatibility and completeness so once the project started, there would be not delays due to materials. The also used high quality materials, especially the cabinets which were constructed from solid wood, elegantly painted and included soft-close drawers. Once the project got started, Jeremy and the various sub-contractors will all very respectful, arrived on time and cleaned up at the end of each day. All the work was done with excellent craftsmanship and attention to detail. There were a couple of times minor issue were identified and they were quickly fixed the following day. Throughout the process, both Jeremy and Oliver were responsive via e-mail and text letting us know what was happening each day and answering any questions we had. As we got to know them over the number of weeks, it was clear they loved what they did and took pride in the quality of the work. We are extremely happy with working with Twelve 12, not just for how beautiful our renovation turned out but the peace of mind that the Oliver and Jeremy would do everything to make sure we were 100% satisfied.

Core did a wonderful job on my kitchen project. I had meet with 3 other contractors and Daniel from Core made me feel the most comfortable and he was very knowledgeable about the construction process and was able to explain to me step by step how the project would go. His guys were always in matching shirts, they were always professional and courteous. I had a vision of what i wanted my kitchen to ne and Core Contracting not only made my vision a reality they expanded on it with there own design ideas. The guys as Core just seemed to me overly involved compared to most contractors i have worked with, its like they cared as if it was there own house. I just can't say enough about Daniel and his employees.

I had J & S contractors work on my forever home a few months ago. Let me begin with saying that my home turned out to be everything I have ever dreamed of. I cannot begin to express how much of a well job Mr. Vazquez did. This is a wholesome and reliable contractor that truly love the work that they do. All I had to do was speak the image I had and Mr. V. did the rest. He was so informative and through when explaining what need to be done, how it would be done, and also why it needed to be done that way. See, my husband & I are not too knowledgeable on this front so having his clarity & transparency made me feel much more at ease. The whole crew was amazing, they all worked diligently and were very respectful to my home. I cannot express enough how great the result were. I would highly recommend J&S for your contracting needs, you will not be disappointed!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
