My studio, Picturing Art, has had the opportunity of photographing several Functional Conceptz designs after the project has been completed. Each time I feel as though I've walked onto the set of a HGTV Design show reveal!!! lol, seriously -Wow! The designs and renovations are so beautiful and they look so high-end and eloquent. As I photograph the rooms, I'm so excited for Aisha to answer my many questions on her designs. I'm always in such awe as she explains her vision and her ability to bring her designs to fruition working with any size budget. Recently, as I spoke with her clients of a living-room design, I was impressed at how much they not only loved their newly designed living-room, but they showed much respect and admiration for Aisha personally. It was apparent to me through their interaction that this was a mutual investment as I could see that Aisha invests her heart in her clients and her work. I was negotiating a commercial lease for 1st generation retail space in McKinney, TX. In parallel, I reached out to Jason for Space Design Services i.e. Architecture Drawings, Mechanical Engineering Drawings and Structural Design. In my first call, he walked me through the process, timelines and what it takes to get it approved by the city. We signed the contract, exchanged notes on my hand drawing of the plan and met in the retail space for a walk through. I paid the advance fee in anticipation of signing the commercial lease with the landlord. Jason was prompt, worked with us to accommodate our schedule and soon delivered the first cut of the drawing. Unfortunately the lease negotiation with the landlord hit a wall and I asked Jason to put the work on hold. After 8 weeks of negotiation with the landlord, I had to drop the lease negotiation as the landlord was inflexible on lease terms. I reached out to Jason and explained the situation. This is where Jason came out really shining. He commiserated with me, said that he would fully refund the advance and I can reach out to him when I close on the retail lease elsewhere. I was very pleasantly surprised. As promised, he mailed the refund check for the full advance amount. Jason would be my go-to person for design services for his competence, professionalism and ethics.

------5+ Stars----- We contracted B. Smith Construction to do a room addition for us at the beginning of the year. Not the best time of year to do a construction job we now realize. I have to say we were extremely impressed and pleased with Brett’s professionalism, competence and attention to detail. We had several issues come up during the course of the job, no fault of his but architectural and weather related. He handled everything timely and professionally and still managed to make us feel at ease. We are the “worrying type” so the fact that he was able to put us at ease and arrange the best outcome for us, was a huge deal. In addition, he still completed our project on time in spite of a 2 week setback. He even managed to save us a few dollars! We are beyond pleased with our new addition and have recommended Brett to several of our friends. They have all expressed their thanks to us for introducing them to him. Memar Interiors have gone above and beyond our expectations. My brother fell through my attic into my living room (he is fine) causing a huge hole in my living room. A week later the cable guy fell through the attic and this time in my kitchen area! Enter Memar Interiors! My house went through a complete transformation and to my delight not only did my husband and I decide to fix the holes in our ceilings we decided to transform our home. I love the paint on my walls, the new cabinet colors and I had a new fence put in by them. Michael Memar was very friendly, courteous and did an excellent job in overseeing and supervising the entire project. They also helped with the interior design keeping in mind our taste to décor and spent much time and energy in coming up with décor and furniture to our liking! Thank you Memar Interiors for a job well done. We are almost through and we are very very happy with the final product. I can now host parties feeling proud of my new home! We used SRv Design + Build to replace our roof after a bad storm. Responsiveness was quick and the quality was good. The roofing team covered our flowerbeds with tarps to collect debris before the work was started. The tarps and all trash was removed after the job and our yard was left clean! The roof was completely replaced and done in 6-7 hours!

    Joy is UNBELIEVABLE. We live in a beautiful home that needed a little updating and just some plain handy man work. Joy was extremely professional and provided written bids right away and had all of the jobs done in 2 weeks. She has such an eye for this business and is very well respected by everyone who works for her. Everyday they were here, they always cleaned up (in all my years of remodeling, I have never had that happen).     How do architects work?

    Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

    When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

    How do architects charge for their services?

    According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
