I am probably one of the most "picky, detailed oriented and incriminating" of all clients, or that anyone can ever experience in their life! In fact, I am so "Picky" about repairs; drywall, textures and paint, probably most everything about a job, I do not trust most people to even do my jobs, and end up doing most everything myself. I am explaining and saying this because, I give credit where it is due, and can not say enough to praise Mr. Rosalio Gamez and his incredible team (Gamez Drywall & Repair) for their EXCELLENT work! I can not say enough about Rosalio and his team; They arrived promptly, and did everything, and more, than expected. They were quite, courteous, polite, very detailed oriented, worked in sequence with one another, as the great team they are, cleaned up as they go and made sure everything was completed and satisfactory before leaving. I have NEVER experienced a team that works together so well and hard, and did everything to perfection, specifications and to my satisfaction, no questions asked, and had very fair pricing. I had various home projects that needed done, which included; Kitchen Demo (removal) to a built-in-wall & shelving unit, kitchen cabinets, counter and back splashes, all baseboards, carpet and tile removal from my kitchen, dining room, living room and stairs, commode and sink and tile floor, removed and hauled off, (they even repaired my sink valve and went to Home Depot to pick up necessary supplies as needed and they took old kitchen cabinets to my storage building!), among many other CONSTRUCTION REPAIRS to include; Drywall Cracks, Ceiling and Nail Pops repaired (which, by the way, he used screws and reinforcements, which was done correctly and not just a quick fix like most repair people would do!). His drywall repairs and textures, matched to perfection. The new ceiling and wall painting, on my 20' walls, along with the perfect paint lines, up against the ceiling paint was PERFECT, just to name a few of the projects that were done to perfection. He preformed all construction quickly, and supplied the very best quality and expertise bar-none! There is no short-cuts with Gamez Construction, Drywall and Repair. You get the very best, quality, and a professional job, anyone could ever ask for! It was a pleasure to have Rosalio Gamez and his wonderful team work in my home! He was both professional, gracious, respectful and courteous through-out the entire job, all the way to the end. My house was as clean after the job as when it had been before. If you need drywall, or any construction repair, and/or painting job, ask expert, Rosalio Gamez. He's by far the very best in the industry! I would highly and strongly recommend Rosalio Gamez & his incredible team, which I do not do easily. He went above and beyond the Scope of Work and Quality and Perfection! I just hope, when I need his services again, which will be soon; for marble and tile work, he will come back to me! Mr. Pichardo and his team did a fantastic job. From removing old siding, installing new siding, frame repair, sealing the perimeter of a garage that leaks, painting, sheetrock, gutters, complex pllumbing work (running new lines-pvc/copper, valves, etc). He is good at finding solutions when there is not always an easy fix. I've dealt with quite a few construction related contractors over the years and I would recommend him to anyone, without hesitation. He also plays guitar and sings very well. Five stars all day.

I bought an electric range which the delivery men couldn't install because it needed to be hard wired. I put the ad on Thumbtack and Jeremie replied within minutes and arrived at the house within an hour and a half. Considering this was during the holiday season , I was especially impressed. He did a fantastic job and I would gladly use him for any project. He is knowledgeable and a very hard worker.

My husband and I needed our entire bathroom and part of our master bedroom space redone and reconstructed. Gary was able to start right away, and we trusted him fully to work throughout the day in our home without us there. The project ended up being so much more work than we originally intended as our floor joints had to be completely replaced due to rot. Gary was patient with the project and his prices were very reasonable. He was very adept at framing the space (we moved several walls), and he was knowledgeable about every step of the construction project. Ultimately, the project called for him to utilize a very diverse skill set, including foundation work, carpentry, framing, structural re-enforcement, drywall work, electricity, plumbing, carpentry, patching wood floors, door and baseboard trim, tiling, cabinetry, and hanging a shower door. During the project, we even expanded our project past his comfort zone in a several areas (namely vaulting the ceiling and using a non-water based grout boost mixer for intricate tile work), but he was flexible with every step and achieved a result that looks stunning. Outside of the technical side, I want to commend Gary's communication, honesty, and professionalism. It was evident that he took a great deal of ownership in the project, and that showed in his responsiveness and willingness to communicate with us. There were mornings that he would get there and show us fixtures that he had been researching after he had gone home the night before. He was very responsive whenever we had a question, and he would send us updates throughout the day while we were at work. Obviously there are ups and downs with any contractor and major house project; I have never once heard of a perfect home renovation story. But Gary worked with us through any frustrating moments with grace and professionalism, which is often rare to find. Ultimately, we would hire Gary again for future projects, and we love our final result. Our bathroom is simply beautiful and we have gotten so many compliments already.

Tim was wonderful to work with! He built a closet into an extra room for us and painted our whole house. The quality of his work is outstanding and he went above and beyond to fit our job into the short amount of time we had before our movers arrived with all of our stuff. I don’t like reviews and generally never agree to do them. I was doing a large scale job and in my own head I wanted a small company that would give me an amazing pricing and service and Opus looked like a huge business that was going be super expensive. I talked to several contractors and I really didn’t get the best feeling so I called Opus to see how these guys would approach my job. As soon as I spoke to them I knew this was a real business and I was going to be in better shape. The problem was I needed an architect, designer, permits and so on. I went to their office and they had all the guys I needed already working for them and they were GOOD! Like I thought I was going to get kids out of school or something. These guys were great. Also I found out that Opus employed their own teams they were not using sub-contractors. That made me feel pretty good. Their pricing was actually decent and amazing for the level of quality and service. They did all the small jobs that I thought they wouldn’t want. So I hired them, they didn’t want a huge deposit and were not concerned about getting 50% up front or anything like that. They were scheduled to finish on the 15th of August and they finished on the 17th and there were a few delays on my part but they kept it pretty well on schedule and the budget stayed intact. They had weekend crews to make up for the rain days when they got slowed down. The interior design team was on hand whenever I needed. The landscapers did exactly what RJ designed. Every morning it was a complete event. It was like watching a fined tuned machine run. I have neighbors who hired construction companies and warned me about using big time professionals and said I should hire their friend or something. I would only use Opus and would recommend to anyone who wanted to use them as well. Jose and Maria

I used New Life Construction on a project at my moms house. They were prompt, professional and reasonably priced. They replaced damaged siding and rotted trim on the chimney and around the windows. I appreciated their professionalism and kindness in dealing with my mother, her home, and doing such a great job. She's elderly, and a bit of a handful. I really appreciated the owner's honesty in helping determine the best way to do the project instead of trying to increase the price where he could. He was very knowledgeable and guided in choosing the best products for the job. The work looks beautiful and makes all the difference. I will use them again and in the future and would recommend them to anyone who asked.

They came out on a Saturday evening around 7PM to look at the job. Called around 2PM on Sunday saying they had obtained all the materials needed. Had me up are running around 8PM Sunday evening. They even performed some additional work to bring me up to code. I couldn't have been more pleased. I would highly recommend Unme Electric and will not hesitate to call them again. Again, great job! Just put my house on the market when it was suddenly hit by hail. I did not know who to turn to until someone suggested GreyHammer. Tommy and his crew saved my bathroom Reno...literally! My first plumber lied about being a licensed plumber. After I inspected his work and called him out for not doing the plumbing correct he quit and that's when Tommy came in. Tommy swung by after a phone short phone call. He and I talked about what happened and what I needed done and said he can do it and he can start ASAP. His crew tore out everything the first guy did and redid it all correctly. This project turned out to be a lot more work than either of us had planned and a lot of issues kept coming up being an older house. Tommy was on top of it and made sure I knew about any issues right away and gave me a honest answer every time I had a question. He's very responsive even when he's busy. He's not out there to take your money, he really cares about his clients and wants an end product he can stand behind. I highly recommend him, it's hard to find good workers in this field and Tommy's crew is definitely one of the few! Can't go wrong with Bolt Construction I'll be using them again on my future projects!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
