It's my first time using SWS. I posted my project on Thumbtack for Move in/Move out one time whole house cleaning and I awarded the project to SWS among 4 bids I received based the good reviews and the competitive quote (not the lowest but better than I paid for the same kind of job before). The house is a recently vacated rental home and just had new laminate and tile floor installed so the house is dusty and soiled.Their team showed up on time and did a fair job. Like other review said, they are not using strong chemical so the tough water stain (soap gum) on the shower door could not be thoroughly removed. The new laminate floor was cleaned well, but the new tile floor had residual dust in the form of mop trails (I guess because of the heavy dust it would require a couple of more rinsing and changing dirty water). The manager Mark is a great communicator and customer service guy. He offered to come out the next day to redo the work to address our concern but because we wanted to put the house on the market the next day so my wife decide to finish it up so that we could take picture of the house. Overall I am happy with the service

We had Corey do a flagstone patio, a fire pit, and a small retaining wall for a back patio area. Corey eats, sleeps, and breathes masonry. He did a great job on our project. He was in constant contact when I needed an update or had a question. He also came back out to finish a small punch out list after the project was completed to make sure the customer was 100% satisfied.

I have witnessed Lura Ann, of Designs for Success, transform a luxury condo with off-white white walls, beige carpet and white blinds to an inspiring home with a gorgeous palette of colors for an established entreprenuer. In stunning art pieces, window treatments and themes in each room, her use of color is her strong suit. If you aren't afraid of color, or want to branch out of your rut with a few delightful bursts, she is the master. The one word I would use to describe her work is joyful. Lura Ann has a builder's creative mind, that is, she can see what is not there, and can figure out unique solutions to difficult design problems, such as strange ceiling configurations and odd-shaped rooms. I would say her work even tends toward the unique side, so if you are experiencing relationship problems or legal or financial issues, she pulls from her feng shui training and Golden System of color to change the energy of the space, which suddenly seems to turn things around. I don't really know how she does it, but I have seen one example (a bright wall) in a corporate office that brought the firm new projects.

I just purchased an old Victorian built in 1900 and as can be imagined needs a lot of remodeling and replacing of deteriorated wood. I could not be more pleased with what JWH Texas Builders has done for me and my goals to invest in a home that has integrity in it's structure and charm to bring forward. My experience with Wade and Jeff was beyond a typical remodeler's efforts to get the job done and get paid. I have the utmost respect for the skills and design talent that these two brought to my project. Water-damaged beams were replaced around the entire house. The house was perfectly level when that portion was completed, allowing then for the total replacement of the very large porch with reclaimed planks (which they acquired from a collector and traveled many miles round-trip) in order for it to look like the original and to fit perfectly, again retaining integrity of materials. Hardiplank was used to replace much of the exterior damage due to many years of neglect, and it is a beautiful and practical compromise. My home required not only the front porch to be repaired, including soffit above, but a need for three other porches. We choose to do a large deck in the back and small porches for easy access as well. I look forward to having JWH return to remodel my kitchen, taking full advantage of their years of design and cabinet-making experience that is a hallmark of their successful trade. AMG did an excellent job removing a damaged sheetrock ceiling and installing new sheetrock, floating, texturing and painting it. We also contracted them to renovate our bathroom, removing wallpaper, texturing and painting the walls and ceiling and installing a new vanity light fixture. They also replaced a drainage pipe in the backyard. All work was well done and completed in a timely manner!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
