Stephen was an excellent realtor. He did not push me to "stage" my duplex or make any major changes to the furnishings, carpets or other items which could have been upgraded to sell the house quicker or for more money. He knew I was not going to replace the vanity in the master bedroom so he only mentioned it once and then dropped it. He is an excellent listener which is so important to the seller during the whole process. His knowledge of my specific market was extensive; his three estimates of the value of my house (low, median and high) were right on the money. The professional photographer he hired portrayed my duplex in the best light possible. The pictures made me want to buy my house all over again. Stephen messaged me constantly during the selling process, from the first day my house went on the market through the actual closing. He kept me informed, answered my questions, helped me understand the forms I had to fill out (disclosure of defects) and encouraged me to accept more people viewing the house after we had a contract. This worked my advantage as the first contract fell through but the last prospective buyer had already offered a better price and signed a back-up contract. Selling a house, waiting for the inspection and appraisal results, can be very nerve-wracking. Stephen negotiated the demands of the buyer based on the inspection so that I did not have to "fix" any of the items listed without a huge change in price. When I was not at home for the appraisal (and forgot to put the key in the lockbox after the inspection), he worked with me, my daughter and her husband to obtain my extra key so the appraiser could do his job. My house was one-half of a duplex in a very small community of duplexes with most of the other properties in the area being single family homes. This made the appraisal more difficult to determine. The most recent comps were in a complex that consisted of old apartments which had been converted to condos. The comparison between the apartment condos and my duplex (have a private patio and garage) was not valid. When the appraisal came in low, Stephen sent the appraiser appropriate comps. The appraiser did revise the appraisal upward to a reasonable amount. I would recommend Stephen Brown as your realtor and, if you need one, an appraiser. He has both licenses; you would be very pleased to have him sell your home or find a home for you to buy. He has the key elements you need: great listening skills, real estate knowledge, flexibility, knowledge of the Austin area, and good relationships with the lenders, other agents and appraisers.
