- What should the customer know about your pricing (e.g., discounts, fees)?
"Gephardt Approved" Special. Mention Gephardt when you contact us to get a FREE 3 month introductory contract. No up-front fees. No cancellation fees. No risk. If you don't love our service, just let us know before the end of the 3 months, and your contract will be cancelled with no fees, and no obligation to continue with us.
- What is your typical process for working with a new customer?
To get started on a property, we need the following: 1) Signed Management Contract with APM 2) Keys to property 3) Copies of any existing leases. 4) Current rent roll for each tenant showing what has been received by each tenant, and what is currently owed by each tenant. 5) Copy of the current Declaration Page for property insurance. 6) HOA contact (if applicable) 7) Utility Info (for utilities that are in the property owner's name). Once we have this info, we can start formal management responsibilities within a day. We prefer to have a contract in place at least a week before rent is due so that we have time to interact with the tenant(s) and educate them on how to pay rent correctly and how to interact with Armstrong Property.
