Introduction: The biggest complaints I hear when interviewing with new Owners is lack of communication and property managers who don't keep track of the property condition. We take great care in communication with our clients and tenants and offer every means possible for them to communicate with us. We do inspections of the property every 90 days and very proactive in getting repairs done in a timely manner. Being self employed, I enjoy the challenges of watching my business grow. I enjoy the opportunity to meet new people and make new friends. I enjoy the challenges in overseeing the many facets of what is required in my field. I enjoy being out and about all day and not cooped up in an office. Some days it is not so much fun when a tenant calls in the middle of the night with sewage backing up, but that is part of the fun.

Describe your experience working with Lynn Smith. I would strongly advise against using this company to rent any property. I would not rent a dog house from them. I propert manager does not document damange and when you report damange do him he says that it is wear and tear. When it is time to check out and get your deposit back he has memory loss and doesn't remember anything you told him because he didn't document them and not only are those things taken out of your deposit but the things of previous renters. Be careful I would not rent a dog house from him he is so busy and when you call him to fix stuff it takes him days to come by and fix it. They charge you for ever little mark on the wall and when you go in the house the house isn't freshly painted but they want you to paint the house and pay to shampoo the carpet before you leave. You are better off staying in a apartment where they do all this stuff for you because you are going to get a small mark on the wall and it should not be you to pay for the owners carpet to be cleaned. You pay tons of money in rent and they take it ever month making out like fat rats and they want you to paint. And they will get about 800.00 of your deposit finding things you did wrong especially if you don't us his friend to clean the carpets he will say the people you used didn't clean the carpet good enough and he had to hire someone else to come in to clean the carpet. And you didn't clean the house well enough when he did the walk threw with you and he said it was fine. BE CAREFUL!Please be specific.

For the life of me I can't figure who this tenant is, but before a tenant moves in we do a very detailed move in inspection. We give them a copy to review and make any corrections. At the end of the lease, the report comes back with us. IF there is damage to the residence that is not on the report we assume the tenant is responsible and will have to pay for repairs. In our lease it states that the carpets must be professionally cleaned prior to move out, just like they were professionally cleaned before the tenant took possession. A rug doctor or some fly by night who charges 90 bucks to shampoo the hole house. I do recommend a company called Tidewater Carpet who I have worked with for about 10 years. Gives my accounts a discounted price and gets stains out that I never thought would come out. Frankly I don't care who the tenant uses, just do a good job. Tenants have access to our web site where they can enter service requests. We have staff that takes the requests and dispatches a service company out. IF the tenant justs follows the correct procedure, which is explained to them in detail, any service issue would be handled immediately. If the walls look like someone was playing with mud pies or your dog has eaten the mouldings, we will not consider that normal wear and tear. IF you punch holes in the walls to hang your flat screen, be prepared to fix it before you move or get ready to pay. IF you think the owners are making out like fat rats you probably are forgetting that they have a mortgage on the property that is probably more that the rent received. If it costs $800 to repair the damage a tenant creates, does it seem fair to the owner. It should also be noted that the owner decides what the tenant will be charged for, not us. We represent the owner and don't benefit in any way from charges against a security deposit. AS a matter of fact fixing up a place after a tenant trashes it is just more work. By the way I don't rent dog houses.

I would strongly recommend not using this company to manage your property. I was understanding that the property manager works for the property owner, but not the case with this company. This company did not document any changes in between rentors, so when damages were done to the house they could not be proven. There were significant communication issues with this company for both the owner and renters.

Sorry, don't know who this is or what the issue is. We do represent the owner. They are our client. The tenant is the customer. I don't know what they mean by changes in between renters. We did have some communication issues back about this time. We now have more manpower to handle calls and needs of our owners and tenants. Just wish I knew who this was and what they are referring to . Property management is an interesting field. We have tenants that expect instant service over everything. We have owners who don't want to pay for anything and we are in the middle trying to keep peace with everyone and still get the rent on time and the owner paid. We handle 5 to 10 move outs and move in's every month. If the tenants get charged for any damage they are angry. If any repairs are required that is the owner responsibility, they are upset. Reviews that appear on a site like this are hard to take, especially after you just put in a 12 hour day. I just listed a house in Williamsburg. Met with the owners on Saturday, Spent most of Sunday doing the listing and advertising package, and rented the house today for asking price and the tenant takes possession as the owner vacates with no vacant time. The owner is ecstatic. Situations like this happen a lot but you never see things like that on these reviews. IF someone has a ax to grind offsite reviews, like this give them a perfect place to anonymously put the spurs to someone who doesn't even know who they are. Hope the next guy has the guts to say who he or she is and we'll role out some documentation. to validate there issue or set the facts straight. I'm not saying we don't make mistakes, but we work hard to correct the mistake and insure it doesn't happen again. This I can say; We treat everyone fairly and we do all within our power to handle everyone's problems and concerns in a professional and timely manner.

We moved into a rental property in 2010 and when we were preparing to move out his "assistants" were useless and pointless because apparently in the long run they were unqualified to conduct the preliminary move out inspection and the final inspection. Now I am having to go to small claims court to get any part of our security deposit back. They wouldn't even comply with Virginia real estate/rental property law about notification of withholding of security deposit. HORRIBLE communication, follow-through, and lack of accepting responsibility.

  • How did you get started doing this type of work?

    I worked in the mechanical field and owned a business in Michigan. We did refrigeration, electrical, plumbing, and Heating. We came to Virginia to visit my wife's family and I got hit head on by a school cook going over the Gilmerton Bridge. After about a year when I was able to walk I decided it was time for a change and Real Estate and specifically Property Management really interested me.

  • What advice would you give a customer looking to hire a provider in your area of work?

    Look for Experience, support staff, Advertising style, Technology and user websites, legal experience, property inspection schedules, knowledge of the operating systems in your house and Personality.

  • What questions should customers think through before talking to professionals about their project?

    It can be very stressful, it is very detailed, you must be a good communicator, and you better learn to be a little cynical of some of the stories you hear. I have heard just about every excuse in existence. Trust the facts and remember that people may have a different view of reality than you do.
