We were first time home buyers and Gavin was awesome at helping us get through the process! He was more than happy to spend extra time explaining each step to us. Also, while we were visiting houses he provided great, honest opinions and never made us feel pressured to make a buy. In fact he did the opposite and really encouraged us to take our time and make sure we found something we really liked. We had been warned by numerous people that Realtors tend to really push you to buy quickly so they got a quick buck but with Gavin it was apparent he really cared about us finding a great home not matter how long it took. We would recommend Gavin to anyone!

Kelly was my real estate agent when I recently sold my home in the Sunset Hills neighborhood in Ballard. She went way above and beyond to help me get my house on the market quickly, even helping scrub the garage roof and move huge amounts of boxes in my basement. In addition, she really worked with other realtors at Windermere to help determine how best to show my house, how to price it appropriately, and was a huge advocate for me throughout the process. There was some hand-holding... Kelly has amazing, positive energy and I cannot recommend her highly enough!

As a previous licensed real estate broker in several states, including California and Washington, I have worked with a number of extraordinarily professional realtors. Ben Johnson is my personal realtor when I need perspective, a fresh insight and re-direction. Ben completely handled my last personal home purchase of residential water front property that had an unusual amount of seller induced and improvement deficiencies. Because of Ben's keen acumen, tenacious business and people skills and his attention to a myriad of problems I closed on an incredible parcel. Throughout the process I knew Ben consistently placed me first. When you are serious about real estate Ben Johnson is the one person you want working for you. Consequently Ben will always be my first call when I buy or sell real estate.

We can't speak highly enough of our experience with Daniel Palanciuc. We were first-time homebuyers with very little knowledge about how to find the right place. We met with a couple of realtors before Daniel, but we knew instantly that he was the one for us. From start to finish she was very responsive, kind, and a constant professional. I look forward to the opportunity to work with him again! Thank you Daniel!!!

I had a great experience with Josh and his team. He answered all of my questions quickly and professionally. I was a first time home buyer so he introduced me to several lenders and laid out the entire process for me. I will use again and recommend to everyone.

Absolutely a must that you use Brian to sell or buy your next home. An investor myself for over 20 years, I came to Brian hoping he would provide me with the no a non-sense business approach and not fill me with the fluff many agents have throughout my years. I am old and retiring, and just want my properties SOLD. Brian knew exactly what I wanted for my two properties and that I didn't want to negotiate. I left the negotiating to him. 5 days later he shows up with offer in hand and having worked out all the details. We closed in 30 days and I am a happy camper into retirement. Thanks again Mr Burfeind. You restored my faith in agents.

Dani was very helpful when I was looking for a home. If I had a question about a potential home of interest she was quick to let me know the status. She also wanted to make sure I was satisfied and was not pushy like some Realtors are known to be. She is very dedicated to her job and I will recommend her to friends.

The task of buying a home can be daunting at best, especially for a first time home buyer. Heather Fancher educated me on the process of buying a home and walked me through every step of the way.

Pledge to clients: Whether buying or selling a home, or buying vacant land on which to build your home, I am dedicated to finding you your perfect home, and will work with you to make the transaction as smooth, stress-free, and rewarding as possible and assist you every step of the way. Professional experience: My Better Properties experience includes working with both buyers and sellers in all areas of real estate. While the phrase might be overused, I truly love what I do and bring my passion to work for you. A Gig Harbor resident, I specialize in real estate from Bainbridge Island and Port Townsend to Spanaway and all Western Washington markets. Education: I hold an active real estate WA license, a bachelor's in English, master's independent study from New York University in creative writing, and am an accredited stager. Outside interests: I am passionate about finding a solution to help homeowners facing foreclosure and finding a solution that helps homeowners save their homes, stabilize the market, and get the economy back on track for everyone.

I provide clients with the most positive real estate experience possible. I represent clients in buying or selling their primary residence, a second home, or relocating to a new neighborhood. I speak Hindi, Urdu, and Gujarati.

Welcome! Serving buyers and sellers in our area is a great joy for me, and I always look forward to handing my clients' keys to their new homes. My family has had a long-time love for real estate. We have a history of craftsman home builders, agents, and investors, and many of my weekends growing up were spent house hunting and visiting open houses (a tradition that I continue with my family until today). I specialize in working with buyers and sellers throughout the Seattle area (including the Eastside), and I am honored to have received Seattle Magazine's "Five Star Agent, Best In Client Satisfaction" award. I enjoy putting my marketing background to use through listing and presenting homes. I have a proven track record for promoting and negotiating homes to sell at, near, or above listing price. In the past year, my average sale price was over 100% of the listed price. To put that in perspective, that earned my sellers roughly $10,000 more per sale than the average listing in King County. Beyond listing homes, I enjoy working with buyers. I have trained to teach home buyer education classes through the WA State Housing Finance Commission. I understand that first-time home buyers have a lot of questions and need a Realtor who can help them thoughtfully navigate the real estate process -- not just someone to show them a few houses. My approach is to partner alongside each client to assist him/her in making healthy real estate decisions. My team provides customer service in a non-pressure environment that goes beyond the sale of a home. After moving in, a call or a question from a past client is always welcome. Please feel free to call me or contact me at the Boardwalk Real Estate website. It would be my pleasure to work with you or answer any questions that you may have.

        Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

        • Represent clients who are looking to buy, sell and rent properties.
        • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
        • Determine competitive market prices by comparing properties.
        • Create and publicize lists of properties for sale, including details such as location and features.
        • Market properties through advertisements, open houses and listing services.
        • Show prospective buyers or renters properties.
        • Present purchase offers to sellers for consideration.
        • Mediate negotiations between buyer and seller.
        • Ensure that all terms of purchase contracts are met.
        • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

        • Home inspection: $200-$350 or more, depending on region.
        • Home appraisal: $250-$400 or more, depending on region.
        • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
        • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
Hire skilled professionals for absolutely everything.
