I was replacing an old, rusty mailbox with a new one, and Nolan showed me how the post was about ready to fall over, but since I was moving I could just leave it, but then he offered to fix it right then instead of coming back later, so I decided to replace the post, too. It took him about two hours, and he added cement to this one ( the old one was just in the ground) so it turned out very sturdy. He also installed a smoke alarm for me. He was very professional, polite, and reasonable costs. I would definitely hire him again. In fact I am; he's coming back next week to disassemble some day beds for me!

EXCELLENT, TRUELY OUTSTANDING! I was up you know what creek without a paddle and Jarrod came and rescued me! An installer (not Jarrod) spent 1.5 days trying to install a shower unit and messed it up. I thought I was going to have to tear it out and start new. Jarrod came and fixed everything (including caulking) in less than two hours. He is skillful, polite, and has an excellent work ethic!! I am grateful I found Jarrod on Thumbtack. I highly recommend him. Look no further. He’s the person for your (the) job!! Thank you Jarrod!

Marcus and his crew were great. I showed them once what needed to go, and they did it all without any interaction from me. It was great as I was busy cleaning. They are very efficient and packed the truck and storage unit very well. This is the first time I had no complaints about movers.

I needed the fence installation quite urgently. Noel responded promptly and tried to accommodate my request. He came out to give estimate as promised. His price was fair.. better than competitors. What more impressive was his hard working team. They started early and finished earlier than expected with excellent and professional work. Then I hired him for another fence installation which was more challenging with lots of big trees and roots along the line. They completed their work sooner than expected again with high-quality work. Noel is humble and professional. I'm happy to have hired him and I will keep adding more works for him to do. Thanks!

We have been working with Jose and his team for over two years. Our first project was an install of a wall mounted rack for a home gym. On the morning of the project, it snowed six inches. Despite the weather and the challenges of getting up our hill, he arrived on time. We then lost power and went to Costco to buy a backup generator. He helped us get our backup generator running quickly to make sure the sump pump could continue to run. He then attached his tools to the generator and continued to work on the gym install. We have hired him numerous times since for framing, drywall, painting and other odd jobs such as the install of Nest smoke detectors. He has met and exceeded expectations with every task. At our recommendation, Jose has done work for family members and friends including roof repair, shower drain repair, and a bathroom remodel. We look forward to working with Jose in the future.

Rick and his son helped us replace a fallen fence. They were able to schedule us super quickly which we really appreciated. Rick walked us through options for materials over the phone and spent time on site discussing the best way to not only repair the fence but also improve it. We were very happy with the quality of the fence and gate.

Seth was fantastic. He installed the sliding mirror doors in our entry, put in a new faucet in our kitchen, installed bases under the washer dryer, built 2 nightstand & finished installing lighting & shelves in our IKEA closet system...all in 4.5 hrs. I'm hiring him to come back in 2 wks to install grab bars, put up a window blind & finish cabinet door installation. He does a great job & does not waste time. Worth every penny.

Pearls hardwood floors is very responsive and easy to work with and we are so happy with the quality of our hardwood floors. When we found out that we needed to level the subfloor in our condo before we could replace the carpet with hardwoods, they walked us through the leveling process to were willing to start work right away to ensure we could get our hardwood floors installed and complete the project. Pearl Hardwoods did such a great job leveling the floors that we cancelled our contract with another company for the hardwood floor installation and had Pearl do the complete job. Tracy is very responsive to all our questions and we trusted having the crew at our house while we were away. They went above and beyond in our hardwood floor installation by doing things like cutting all our doors so they would fit with the new higher floor level, updating the baseboard in our bathroom which was outside the scope of the project and moving furniture. Highly recommended!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
