David & his team at JDM did a phenomenal job remodeling our bathroom on a budget. They gutted the original builders bathroom where there had been a leak in the shower behind the tile. They installed all new fixtures, including new vanity, new exhaust fan, new toilet, new sink/top, new vanity light, primed and color change the walls and ceiling. The tile work is FaNtAsTiC with custom niche in the shower. Their design suggestions regarding the tile, tile trim, and appointments helped us receive a much nicer bathroom than ANY of the other contractors we spoke to would have done for the budget... Thank you, thank you, thank you!!!

Our front room entry door needed adjustment and Brandon did a great job assessing the situation and properly mounting the door. He worked very professionally and did a quality job. What's even better, when I told him that we had icicles and moisture in the entry room his winter, he checked the windows and ceiling and found the issue. He then sealed the cracks that had let the moisture in as an extra service, which I highly appreciated. I will definitely work with him again if I need repairs. Thank you.

Robert Chwalek and his team are some of the most hard working bunch of people I have had the pleasure of working with. I hired them to remodel my entire house. They stained all of the wood flooring. They installed new wooden flooring in a room. They repainted two and half rooms. They repainted all trims, crown moldings, and doors. They installed new electrical fixtures (lights, ceiling fans) across the entire house. They even remodeled all the bathrooms. Everything was done beautifully and on time. Robert's commitment to his craft is unmatched. His attention to detail and his team management skills are fantastic. The pricing for the entire project was fair as well. A special shout out to his team member Stanley for all his hard work and the long hours he put in to get everything done on time. In the end, I am very happy with the outcome of Chwalek's hard work. Ed has done a few projects for me and I've been extremely pleased with his work. He repaired my kitchen ceiling after a soffit was removed and the ceiling is perfect. He also painted my entire condo from floor to ceiling and did an incredible job! He's extremely meticulous and a perfectionist. I also feel very comfortable leaving him alone to work at my place. I cannot say enough good things about these guys. This is my first house and the roof needed replacing immediately. There was water coming in through the ceiling and walls. I was furious at the home inspector ("well the bowl [in the attic] was dry when we saw it..."), scared about being a homeowner and living alone in the city, and didn't know a thing about finding reputable contractors. Enter Jason. He showed up, we hit it off immediately, and he gave it to me straight. Unlike some of the other bidders, he didn't resort to scare tactics or sweet talk and flattery- much appreciated. He answered all my questions, discussed all the pros and cons of various shingles, venting systems, and materials, and was overall amazing. I feel like the price was very fair, and I got a great deal. The crew very carefully moved flower pots and bird feeders out of the way, swept up all debris (including on my neighbor's yard!) and carted away all the old shingles for recycling. Not only is it a major relief to have a solid roof over my head, but I feel 100% confident in the job and will absolutely be calling them again if I need any repairs or remodeling!

I needed a curtain rod hung from a high ceiling in my apartment, which included 3 ceiling mounts that needed to be installed. He also hung a heavy decorative mirror for me. Sargon was the best! We had Steve install a powder room in our basement in June of 2012. Framing, dry wall, door, tile floor, vanity, toilet, electrical, ceiling, exhaust fan, heater. From our first meeting, through the entire project, to completion, our experience could not have been better. Of the contractor's we had look at the job Steve was the only one who listened to what we wanted. He made suggestions and gave us options to think about but he listened and provided us with a bid for a project that was what we wanted. Steve was outstanding to work with, he communicated exactly what, when, why and how he was completing the work. He was on schedule, on budget, and extremely easy to work with. His work ethic, quality, and pride in his work shows in the finished project. He used a plumber, electrician a carpenter assistant, who are just as excellent as Steve. They have the same work ethic and pride that Steve has, communicate like Steve and are a pleasure to work with. Our finished project is excellent and exactly what we wanted. The entire process was no hassle. Steve handled all permits and details. He said it would be painless and it was. We have used Steve for another small project, had him inspect a home our daughter was buying and have recommended him highly to our friends. He is now bidding on some work at our daughter's new home. We believe that Steve is the best. Honest, friendly, does what he says he will do, when he says it will be done, with excellent quality. It is a treat to work with someone who is as good as Steve. It would not be possible for me give Steve a high enough recommendation. Work with Steve and you will not be sorry.

We have worked with Beacon for two jobs, one big and one small. They replaced our beat-up old parquet floor with carpeting, we changed the plans on installation day, and they still did a fantastic job on time! And we hired them for a complete basement finishing job....taking a big empty unfinished basement and doing everything, from pulling permits to cooperating in the design, building walls and floors and ceiling, involving electricians and HVAC... resulting in a spacious, comfortable, beautiful four-room basement. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
