- What should the customer know about your pricing (e.g., discounts, fees)?
Bidding is an Art and not achieved overnight. Even with extensive experience and hands on knowledge having done the same project over and again there is no science to pricing and requires a contractor and client to discuss project expectations, budget & a site visit to fairly provide a client with a professional proposal. Because of the various conditions each project can bring, and each clients budget within a particular project properly bidding a job can be challenging. The economy has an affect on suppliers which trickles down onto the contractor, Labor, overhead and profit can be affected by hidden defects creating the need for unexpected change orders within a project from time to time. L&N believes in a pricing system that treats the customer as well the contractor fairly when bidding a project. Often times we are asked is new construction more expensive than remodeling. The answer is No! When remodeling a home or space we are tearing down the original new construction when the home was built to rebuild or remodel the home or space. Therefore when deciding to remodel , rebuild or build new, ask yourself am I staying in the home until it is paid off, what is my property value and will the project I would like to do enhance my property value. L&N provides fair pricing, quality craftsmanship, and products to each project while a clients budget for a given project also plays an important role in that process as well.
- What is your typical process for working with a new customer?
Initially we prefer first to have a telephone conversation with a potential client about their project needs, readiness to hire, and budget for their project prior to scheduling a site visit. We have learned over the years many clients are simply shopping prices but are not ready to move forward at the time of the intial call. An introduction between the client and contractor often times can qualify some of these questions during the initial call. This then allows us to move the conversation toward a scheduled site visit to further discuss the project and the clients goals for the project which avoid any unecessary costs and time for both the client and contractor.
- What education and/or training do you have that relates to your work?
I have had 37 years of hands on experience and training in various trades to include Construction Management. Studies include 6 years in College of Engineering with a Major in Civil Engineering and Minor in Mathematics. I am an experienced heavy equipment operator, and seasoned in various models of design,build implementation systems. Have managed large, and small crews of trades. Construction Management in All residential, commercial, civil heavy highway, and transit system construction projects.
