- What should the customer know about your pricing (e.g., discounts, fees)?
My markup is determined by the size and complexity of the project and can range anywhere between 18 and 34%. Keep in mind, contractors have plenty of overhead that must be maintained in order to provide our services to the general public. Most people look at a project and say to themselves "I could probably do this project myself for $$x." - and then expect a contractor to come in at that number. That is a very common and misguided way of thinking. 99% of the projects I take on require some form of concept, scheduling, and material delivery...and those are only three processes (there are many more) outside of the actual scope of work that are requirements to complete a project. Educating yourself on the process of self-performing or contracting out the task at hand, prior to calling a contractor, is highly recommended. - What is your typical process for working with a new customer?
STEP 1: SITE VISIT - We schedule a time and meet at your property to assess exactly what your needs are. At this time we allow the client to discuss ideas and any interests they may have for the project, and in-turn we provide our best input along with any creative solutions to gray-area problems we can come up with. STEP 2: CONCEPT - For an agreed to design fee ranging between $250 to $1500 depending on project complexity, we create a 3D concept rendering of what we plan on doing (see attached examples). The concept allows us to take a closer look into the project as a whole – and make quick changes based on likes and dislikes. This fee is counted toward the cost of design if you decide to move forward with Reveal Construction on the project. STEP 3: PROPOSAL - We create a detailed estimate - and leave no stone unturned. We are very price conscious for our clients and do everything in our power to cut cost and value engineer each scope of work. This means that we are also very honest and let our clients know exactly what must happen to get, and stay, within the boundaries of their budget. STEP 4: SCHEDULE – Once we agree on a budget for your project, we let you know how long it will take to finish that project. With permitted projects, and depending on the scope, it could easily double or triple the time it takes to actually do the work. We strive to really break all of this down for each client so there is never a question of why something is taking as long as it is. Transparency and Communication are fundamental disciplines of Reveal Construction. STEP 5: PROJECT START – Once the permit (if applicable) is approved – we begin staging the project same-day. Staging includes things like: dumpster, security/silt fencing, material storage, portable toilet, etc. – basically everything it takes to get the work done as quickly and effectively as possible. Our team of dedicated skilled workers strives to meet every milestone on-time, and to ensure our clients are 100% satisfied with quality along the way. STEP 6: FINAL WALK-THRU/QUALITY INSPECTION – At each milestone we walk our clients through the project. If you see that we did not install the work to the upmost quality standard – we will gladly remove and correct the work.
