I tried to manage my own Vacation Rental along with other management services and wasn't getting the results I was looking for. I then found Dream Home Services and set up a appointment with Rodney. Rodney responded quickly with setting up a meeting with me to discuss my VR. Rodney came out and laid out a plan, pointed out to me what minor changes with the property to do along with other things that could turn my VR in the right direction. I was impressed with his insights and knowledge of the VR business. Follow through with commitments. Get better technology to advertise on more websites. Customer Service 101-The customer is always right. Communicate..Communicate...communicate..Don't call your customer names. Admit when your wrong. Be honest and open. Return customer inquires within 24 hours. Disappointing. The owner had a property I suggested he do long term with instead of V.R. It was not up to Vacation Rental quality. He still wanted to go the V.R. route anyway. After only two weeks (in the middle of AZ summer) of web marketing and no rentals he became stressed. Between his constant texts, emails and calls I suggested a parting of the ways. The condo in such a condition was not on par with our properties and he did not wish to invest in it's betterment. I did what I could as I do for all my clients and properties but I can only do so much. First time I have had to let a client go. Disappointing.
- What should the customer know about your pricing (e.g., discounts, fees)?20% of the base rents generated from the Vacation Rental property. Lowest fee rate in the Valley. We manage all aspects of the property on owners behalf. We earn my fees by booking more time (weeks per year) at higher rates than other management companies. We make the property pay for itself.
- What is your typical process for working with a new customer?Visit Property and meet owner. Advise and price Vacation Rental Market rates for client. Aid and assist with details to make home guest ready. Provide Photos, Online marketing, etc. Flat fee of 20%. Manage all aspects of the home on behalf of the owner. Screen, Protect & Secure property, handle all marketing & bookings, check-ins/checkouts, oversee cleanings and any property needs as they arise.
- What education and/or training do you have that relates to your work?AZ Real Estate License. We have been involved with Vacation Rentals since 1994. Years of actual experience. We also own three Vacation Rental Properties of our own.
