What should the customer know about your pricing (e.g., discounts, fees)?
20% of the base rents generated from the Vacation Rental property. Lowest fee rate in the Valley. No setup fees to get started. I manage all aspects of the property on owners behalf. I earn my fee by booking more time (weeks per year) at higher rates than other management companies. I make the property pay for itself.
What is your typical process for working with a new customer?
Visit Property and meet owner. Advise and price Vacation Rental Market rates for client. Aid and assist with details to make home guest ready. Provide Photos, Online marketing, etc. No setup fees, No costs to client to get Vacation Home on line and generating income. Flat fee of 20%. Manage all aspects of the home on behalf of the owner. Screen, Protect & Secure property, handle all marketing & bookings, check-ins/checkouts, oversee cleanings and any property needs as they arise.
What education and/or training do you have that relates to your work?
AZ Real Estate License. I have been involved with Vacation Rentals since 1994. Years of actual experience. I also own three Vacation Rental Properties of my own. Prior to AZ I was a realtor in the state of Washington.
How did you get started doing this type of work?
I have had Vacation Rentals since 1999. I began managing my own and then became licensed and started managing friends, neighbors and others. It has grown into a business.
What types of customers have you worked with?
All types of Owners, Clients. Many out of state owners who need boots on the ground in AZ.
Describe a recent project you are fond of. How long did it take?
As always I came into the property helped set it up, advise owner and prep home so that it is Guest Ready. This aids in getting great reviews, higher rates and more bookings.
What advice would you give a customer looking to hire a provider in your area of work?
Hire someone you trust and who has a track record. Experience matters!
What questions should customers think through before talking to professionals about their project?
Fees and costs. Experience. Marketing services. Average booking weeks per year. Cost breakdowns. Projections for the client.
