- What should the customer know about your pricing (e.g., discounts, fees)?
We are not a discount brokerage, you should get what you pay for and that's honest, dedicated professional service which we provide. Our management fees range from 7-10% of monthly rent collections and we charge a brokers fee for locating and securing a qualified tenant of 1/2 month of the rental amount. In many cases, we are able to give new owners the first month free as a sign on bonus. No other charges are assessed, with your monthly fee, we conduct quarterly inspections at no cost and if we send our maintenance team for any repair, we never charge over and above the actual cost for parts and labor.
- What is your typical process for working with a new customer?
We assess the needs of each client and recommend a plan of action based on your needs. Our usual client owns one to several investment properties. We have local and out of state owners, all of whom depend and rely on us to be their ears and eyes in their absence. As owners of Investment property locally and out of state, we are aware of the anxiety many home owners face when turning their property over to a company or having to change property management companies. We like to hold our owners hand for a smooth transition. Our process begins with a simple conversation, and we build a platform of action from there.
- What education and/or training do you have that relates to your work?
We have over 20 years of Investing and management experience. We have every major industry credential which helps us to stay abreast of the latest and most cutting edge information. Most of our managers are members of the Institute of Real Estate Management holding the very Prestigious designation of Certified Property Manager (CPM) and the Accredited Residential Manager (ARM) also we are members of NARPM, The National Association of Real Estate Property Managers. We use the most current accounting property management software available(Yardi, QuickBooks and TenantPro) and we are always looking for ways to improve and streamline our operations, a cost that we never pass on to our clients.
