We provide a non-invasive, visual, performance based inspection of your home’s accessible structure, systems, and components for the purpose of providing a professional opinion of the condition of the home.
What we Inspect:
1. We inspect all visible structural components including foundation and framing and we check for deterioration.
2. We inspect the exterior wall covering, flashing, and trim; all exterior doors; attached decks, balconies, stoops, steps, porches, and their associated railings; eaves, soffits, and fascias; vegetation, grading, surface drainage, and retaining walls on the property when any of these are likely to adversely affect the building; and walkways, patios, and driveways leading to dwelling entrances.
3. We inspect the roof covering; the roof drainage systems; flashings; and skylights, chimneys, and other roof penetrations.
4. We inspect the interior water supply and distribution systems including all fixtures and faucets; drain, waste, and vent systems including all fixtures; the water heating equipment; vent systems, flues, and chimneys; fuel storage and fuel distribution systems; and drainage sumps, sump pumps, and related piping.
5. We inspect the electrical service drop; the service entrance conductors, cables, and raceways; the service equipment and main disconnects; the service grounding; interior components of service panels and subpanels; conductors; circuit breakers; installed lighting fixtures, switches, and receptacles; including ground fault circuit interrupters (GFCI). We also check for aluminum branch conductors and operable smoke detectors.
6. We inspect installed heating and cooling equipment; and related vent systems, flues, and chimneys.
7. We inspect walls, ceilings, and floors; steps, stairways, and railings; countertops and cabinets; doors and windows; and garage doors and garage door operations.
8. We inspect insulation and vapor retarders; ventilation of attics and foundation areas; and mechanical ventilation systems; and
9. We inspect the wood burning fireplace components; and the related the vent systems, flues, and chimneys.
