- What should the customer know about your pricing (e.g., discounts, fees)?
Selling: As for pricing, I never recommend taking a price over the phone as it can never be the same as discussing your most important asset's value in person. When evaluating a property, running comparable sales only establishes a rough estimate on the price of your property based on sales in your comparable area. As such this doesn't put into account any upgrades or changes to the property that possibly increase value, nor does this over the phone "estimate" allow for describing reasons as well as providing information and evidence on why the property should be listed at my final evaluation once I visit the property in person. I can provide more information over the phone/email/text and address any concerns you may have as to the value but I cannot provide a final number until I see the property in person. This way I can allocate you with the closest possible estimation and if any question about my quote is brought up as a concern I will be more than happy to reevaluate my estimate and clarify any inquiries you may have. (The commission I charge is never fixed as each client is different and each client's needs must be addressed in a bespoke manner) Buying: The process in buying a home can be a scary one considering how this currently is a seller's market. As such I have 4 preferred lenders ready and willing to assist you with any and all services needed as well as any questions you may have about the process of searching for your next property. I arm each offer I submit to the teeth with attractive conditions and contingencies to allow for the highest rate of success in any interested property you may have in mind. (fun fact: The average client will view and have interest on up to 16 properties before actually taking the step to submitting and having an accepted offer, patience is a virtue! Plus of course buyers don't pay any form of commission in a transaction)
- What is your typical process for working with a new customer?
Step 1: I first evaluate what my client's wants and needs are, as certain things a client might want may not benefit them in the end product and even hurt them because as we all know you can't always have your cake and eat it too. I'm here to ensure the best possible outcome and deliver on what you need. Step 2: I enjoy communicating with my clients on a down to earth personal level to better understand their aspirations and passions as this helps to create an extraordinary experience for them and assists all parties in a transaction with proper and individually tuned communication. Step 3 Seller: Put together any and all information pertaining to the property you are interested in with a proper listing presentation to show you in person what we have to offer as a team. Our marketing strategy is quick, aggressive, and unique. From our state of the art photography equipment such as 360° panoramic online virtual tours accessible on PC as well as android/apple smartphones & tablets, aerial videography and photography to our far reaching online marketing tools we provide all of which are free of charge services to you, which then after your property is listed and a buyer is brought to you in a short and understandable time frame. (our properties are listed as to where our listings don't sit for more than one week before offers begin to roll in) Step 3 Buyer: Assemble any and all information to start your pre approval and eventual DU approval for your interested home. After we start your search and take the next steps accordingly pertaining to your unique circumstance and move forward full force. Step 4: Enter escrow and the rest is history! *Disclaimer All information I described here is a rough outline of how the process of buying/selling is and what to expect from me, there are many, MANY more steps not listed that come in play on a unique basis for our clients.
- What questions should customers think through before talking to professionals about their project?
I enjoy assisting my clients with questions they have about the market and how it will affect them because the starting point for buying or selling is vague and undefined, I'll be sure to assist you with finding your starting point and making the process as straight and true as possible.
