- What should the customer know about your pricing (e.g., discounts, fees)?
Our Fees: - The reoccurring Management Fee is 8% of the monthly rent with a minimum of $75 per month. - There is No Setup Fee - There is No Cancellation Fee (you may cancel anytime without penalty) - There is No Vacancy Fee (there is no management fee when the property is vacant) - There is No Maintenance Mark-Up - There is No Lockbox or Sign Fee - The Tenant Placement Fee is only 3/4 of the first month’s rent for any brand new lease. This includes any and all advertising (even the realtor only MLS system), all showings and coordinating the process leading to a successful move-in. This fee is NOT required upfront, you do not pay a penny until we have a signed lease.
- What is your typical process for working with a new customer?
We are always upfront with everyone we work with. We take time to review our fees and agreements and discuss the process before we start anything. As son as you sign with us, we start our process. We do an initial inspection of your property complete with photos and document the condition. those files will be accessible to you through an online portal that provides complete transparency in all we do. As soon as the property is ready, we put it on the market using all the top web sites, the local MLS and related advertising so your property gets the most exposure it can. You pay nothing upfront. We collect our fees from the rents which means if we cannot perform you pay noting. We also offer some of the best guarantees you will find in our industry. - What education and/or training do you have that relates to your work?
Been Licensed and operating in Real Estate for more than 25 years. I have been operating as a Broker in Florida since 2001 and have experience in almost all kinds of transactions and management issues. We have worked with investors of all sizes, ranging from the small investor who owns a single rental property, to large hedge funds that acquired thousands. We know that every property is a valuable asset and treat each one as if it is our own.
