- What should the customer know about your pricing (e.g., discounts, fees)?
We generally bill 10% of the gross collected rent as a management fee. If someone has a number of properties that we maintain, we will adjust accordingly. Other pm services have specific pricing, and are billed according to the scope of work.
- What is your typical process for working with a new customer?
We will most often meet at the property in question to make an assessment of the physical needs. Once that has been determined, we discuss a plan to optimize the property so that it meets the customer's desired status and return on investment. We will leave nothing to chance and will pay close attention to all of the details when working with a customer to create a specific plan and course of action for their property.
- What education and/or training do you have that relates to your work?
I have owned and operated my own investment properties in addition to my customers' properties since 2008. All of my employees in addition to myself and my partner have extensive construction backgrounds. We are licensed general contractors, and my partner holds a master electrical license. Additionally, I maintain all of the skills related to legal matters, accounting, and documentation. All paperwork and processing flows directly through me, and I am an active Public Notary (757101).
