- What should the customer know about your pricing (e.g., discounts, fees)?
Full Service Our full service pricing is based on a percentage % of Effective Gross Income (Income actually collected) and varies depending on a few factors but typically ranges from 3% to 10%. Most Common factors affecting rate are: Number of Units Condition / Age of units Length of Services Needed We charge a percentage of rents collected because we believe if a tenant doesn't pay his or her rent, thats our fault and we shouldn't get paid. Customized / Limited Services We can customize our fee structure and services to meet the customers individual needs. If you want to find your own tenants, collect the rents, or manage maintenance yourself, you are free to do so and our rate reduction would reflect the services you don't require. - What is your typical process for working with a new customer?
The first step when working with a new customer is to establish communication, preferably in person, via Skype or telephone to find out what they need and what their expectations are. The next step is to visit the property. If you have a property manager currently in place we can visit as a HVAC contractor, Electrician, Landscaper or a variety of other professions to hide our true identity. Lastly we will have another conversation in which we will present our proposal and go over the logistics of how day to day operations would work.
- What education and/or training do you have that relates to your work?
We have over 10 years of Property Management experience and our owner has a bachelors degree in Property Management.
