- What should the customer know about your pricing (e.g., discounts, fees)?
For investors who are buying their rental property with me, I offer a discount on property management services - both a loyalty discount (half off the lease up fee) and volume discount if applicable. I also offer flat fee listings to all customers. The three available packages are on my website.
- What is your typical process for working with a new customer?
For buyers: We meet for coffee/lunch to talk about your needs. I then recommend a pre-approval letter before we start looking for homes. Once I know what you are looking for, I set up an MLS search and we sign an agency agreement to protect both of our interests. You then send me homes that you like that fit your criteria, and we set up showings. After the showings you decide if you like any to put in an offer on them. For sellers: We typically meet at your home for a listing consultation. I will provide suggestions on de-cluttering and getting the home ready to market. We will go over all listing paperwork at this time. Once the agreement is made, I will then schedule a photographer to come out to the property to take photos, and will also arrange for the home stager if applicable. Once I receive the photos back, I upload all the property information in the MLS and your home is then active! We then continue to market until we have an acceptable offer, and I negotiate with the buyer's agent until closing. For landlords: We meet for coffee/lunch to discuss your goals/strategies. I will provide you with sample forms to look over at your leisure. You can decide then or after if you'd like to move forward with me as your property manager or not, and we figure out when to exchange keys for me to get the property prepped for tenants.
- What education and/or training do you have that relates to your work?
I have a Master's in Innovation Management, which is similar to an MBA but with more of a concentration on entrepreneurship and innovation. As part of my degree, I took classes in Marketing/Branding, Innovation, Accounting, etc. The program is very heavily project based so during my spring semester, I had an innovation project with Ply Gem, a building materials manufacturer. My team presented them 3 deliverables regarding their new engineered and 100% recycled roofing product.
