Introduction: I have 25 years of construction experience. I am a general contractor (license number, LIPTRAC082D6; home inspector, 1237; and pest, 89769). An average 1,500 sq ft home starts at $300 per inspection which includes pest and cost analysis (prices on repair or replacement). I enjoy helping folks to know what they are getting with their home purchase, like what are todays codes and dose this home meet them, often my clients have cause and effect questions such as old wiring, foundation issues, how long the roof will last, and dry-rot/mold issues, next to get an idea what the costs on items that may need repair or replacement, one client had $25,000 worth of repair/replacement items on the report and there agent was able to get $20,000 at final negotiation, or costs on remodeling ideas they may have to personalize the home for their needs. as a builder for 25 years these are todays numbers as well as the code issues on just what you can do, almost any home can fit your personal needs, thats what I provide with the inspection and hope to hear from you soon Les
