Alex and his crew (including his dad), did concrete and patio repair work for us, as well as other jobs we asked them to do. We were very pleased. Good prices. Good communication. Would definitely hire them again. Tom

Kyle is highly skilled, professional, thorough, and worth twice the price! He arrived early, stayed late, and didn't expect any extra payment beyond his estimate. He's a great guy building a tremendous business, and I will exclusively recommend him to all my friends. He installed and optimized an entire surround sound system and all the components, linked it to my outdoor patio, repaired some stucco, did flawless drywall repair and painting, and when he was done, cleaned up immaculately. He is my go-to guy on any home issue I have!

I hired HDK Lawns for my backyard project. In scope was a patio rebuild (patio pavers), replacement of the drip irrigation system and addition of a couple of trees and bushes. I ended up going with HDK Lawns because he was able to provide a vision for the yard considering the budget and my wants from the project. After deciding to go with HDK, James came back to walk through the contract and discuss more specifics regarding the project. He also gave some advice for future projects down the line for the yard, which I appreciate. Once the project started, everything went smoothly. The morning before his team started, James explained what the approach would be to rebuild the patio which made sense to me. Very easy to communicate with his team throughout the project and he always let me know what was going on after ending the day of work. James walk me through the work performed after completing the project, explaining to me how everything works and things I’ll need to look out for as my new trees and bushes came in. He is pretty open about communication and reminded me not to hesitate if I had any questions. I would definitely use them again.

Sal completed our concrete project with professionalism and outstanding quality! Sal was very quick to respond to my inquiry and gave us a solid quote and stuck with it. He and his team were extremely diligent in protecting our existing structures, pavers and other patios areas to ensure they were free of any debris from new concrete work. Our project was very custom and included: exposed aggregate finish, steps, radius areas, bull-nose edging, connecting to existing areas of dissimilar materials. We would highly recommend Sal and found him to have stellar integrity. He was so easy to work with and any future projects we have we will be using Sal again!

We have a small stone paver patio in our backyard that we love having and using. Recently we decided to redo it, make it larger and an over all nicer look and for my husband's birthday i wanted to have it for a backyard theater. We first attempted to do it all on our own, took 2 days in before we decided to look else where. A&A masonry was super helpful with our needs and wants. Where always on time, super nice and very professional. They even suggested a better layout, and they have a wonderfully decent price. They even offered to just charge for labor as we were able to provide all the material. Thank you A&A for providing many soon to be family memories.

Capital Landscapes was very professional and did an excellent job. We had several quotes from other companies, but Capital was the only one that could handle all of the different projects we wanted done. We raised the block wall three rows, added pavers, a built in BBQ, large built in bench, a propane fire pit, and a pergola. In addition to that we updated the edging in the yard, planted trees and other shrubs, and ran electricity to the pergola. The price was very reasonable and we are happy with how everything turned out. We have already referred them to friends of ours. We will use them again on future projects.

Aaron and his team worked with us from start to end, gave us multiple options, visited our home to see the yard, met with us to pick out samples, were clear with pricing and gave us a clear timeframe. They completed it by the time we needed the backyard done. They did rock, paver patio, turf and curbing in our backyard. I can't wait to hire them back to do our paver walkway from the garage to driveway.

June 13, 2018 Ground Zero Landscaping LLC review. The owner Chad Bennett was pleasant and easy to talk to. I did not have a specific design or specifications for the company to use for my brick paver walkway and a 3-foot-wide border around the back of my 57-year-old house. So, Chad helped with some of the decision making regarding the pattern and how to resolve grade variations. The paver masons were precise with the difficult fits and quick to set grades and set the pavers. I asked for some changes to the original scope of work to include a drip system valve replacement which was accomplished by another employee other than the two masons. There were some miscommunications related to some fill dirt that was needed to fill a low area adjacent to the masonry. Initially some gravel mix (ABC) and caliche was brought in for the fill material which I rejected as unacceptable but Chad quickly found a source of “turf soil” and removed and replaced the ABC and caliche with the “turf soil” which I found acceptable. Overall: My wife and I were very pleased with the paver results; it improved the appearance of the house and will reduce the yearly maintenance. I highly recommend Ground Zero Landscaping with one caveat: it you do not have a formal design or specifications, as I did not, you will need to follow up as the work progresses with feedback to Chad and his workers to ensure you get what you have envisioned.

I've been having Jessie and JAM work on my yard for a year now. Started out with him putting pavers on my patio and extension into my yard for my BBQ outdoor kitchen, he did great work. Since then he has re-landscaped and planted my front yard including the drip sprinkler system. Since then I've hired him to work on three of my family's yards too. He does really nice and clean work. Everybody I've recommended him to is very pleased. He listens to what your are looking for and plans it with you. He is very proud of his work and I am proud of my yard too. Highly recommend Jessie and JAM. Dennis P - Sun City AZ

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
