Mike is a very warm person and I "feel at home" with him. He's ethical and has high morals. He always has time for me. One day he spent six hours with me getting my computer up and running. As a new real estate agent, It's nice to know I can always count on him.

My previous manager put the tenants from "hell" both times in my rental. Needless to say they did not perform to contract, as well as, much damage to the property. A business associate recommended I give Dave a call. He is managing their rental. WOW !!! He has met and exceeded my expectations of a property manager. His professional wisdom and guidance assured me that my past experiences with a bad manager was NEVER going to be in our relationship. And true to his word he has delivered. His honesty, knowledge of the real estate world and wonderful handling of the tenants, has made his name the first one to roll off my tongue when anyone asks me about property managers. Dave is extremely prompt in answering my email, texts and phone calls. He is very courteous and is not without a idea or two in helping to figure out the best solution. His support team of service people have been very courteous to the tenants and me. They are prompt in responding to requests for service as well. I honestly can say I sleep better at night knowing Dave is at the helm.

So far I have only engaged her as my real estate agent to sell my house, but I selected her from among five who responded to my initial Thumbtack information. She was very responsive, clearly taking into account my specific needs (which are unusual), very detailed, thorough. I look forward to working with her moving forward.

We signed a contract with Nate to sell our house. Nate was amazing with his advise on what we needed to do before we put our house on the market. After we got done with the short list Nate put it on the market and the house sold in less than 24hrs. Nate priced the house perfectly and we received a generous offer so we accepted. Nate is a "Master" at real estate. If I ever sell my current home I will definitely use Nate and his team!

John Gluch is an extremely knowledgeable, patient, trust-worthy and effective real estate agent. I was a first-time home buyer, and walked into the (8-month long!) process of finding the perfect home with John as my very patient guide. He is quick to answer his phone, return emails, answer questions, and will meet you to look at listings as soon as he possibly can. John is a pleasure to work with and has the ability to explain simply and walk you through some of the most confusing and convoluted processes in the real estate industry. He has a strong knowledge of the local market, with helpful input on the various neighborhoods of the Valley. He takes his service beyond being just a real estate agent, and is helpful in every step of the process - even after the deal is closed! I would highly recommend John to anyone who is looking for a real estate agent in the greater Phoenix market.

Jean both helped us purchase our new home and sell our old home. He did market analysis to tell us when the best time to list our old home (which we rented out until the time was right), was amazingly quick when it was time to get it listed. We sold our home in under a week for a price we were more than happy with! He listened to our needs for our new home and showed us properties that fit our needs that were well within our budget. He had a great knowledge of not only the real estate market, but also was able to advise us on what construction/repair issues would be things to steer clear of, and which to consider safely. He was amazingly attentive, quick to respond, helpful and knowledgeable. I can't say enough good things about him, and give his cards out to friends constantly! He just helped friends of ours buy their first home and they couldn't be more pleased as well! highly recommend!

“Cindy is a constant professional she is one of the best real estate agents out there. Not only did she help find a home for my family but she helped sell my grandparents home when they passed away. It was a very quick transition in a difficult time for our family and she came through when we needed her the most making it easier to deal with our loss. Cindy is not just our real estate agent she is our friend. I strongly recommend Cindy Killeffer” Christos Pergakis, Mesa

My husband and I are in our 60's and have over the years worked with several real estate agents - I can honestly say that Vicky is by far the most on the ball agent we have ever had the pleasure to have work for us. And when I say work, this lady truly works hard - she is aggressive when working with lenders for deadlines and gives direct answers to your questions. We told her what we were looking for and she didn't try to show us properties that were not what we were looking for or out of our price range. I would highly recommend Vicky to anyone looking for an honest, hard-working agent that listens to your wants and needs. Thanks Vicky - don't forget you said you would list our current home when we get the other one remodeled!!

Luke Miller served as my real estate agent as I purchased my first home. There's no secret how stressful it can be to buy a home, but Luke was wonderful as we worked to find my dream home for a price that was a steal! I recommend Luke for the way he was so personable, how he was highly knowledgable about how to get me the best deal possible and save me big money, and also how hardworking and determined he was as we searched for months for my perfect place.

I have used the folks at Top Property Shop for a few purchases and a couple of sale transactions. I love the expertise and knowledge, I think they are very knowledgeable and well trained. I have never had this kind of experience before at any other brokerages. Everyone I have done business with, seems to stay on top of things and helps to get the deal done. They seem to have a knack for helping solve problems that inevitably come up, and it is very apparent to me that they are experienced agents. I also love the way they make me feel like part of the family. EXCELLENT I always recommend them.

The Frank May group was exceptional! From Day One, all of the people with whom my wife and I came into contact, were personable, customer-centered, and professional. They were *never* pushy, impatient, or unkind. They sought to insure that we were completely satisfied with our purchase and that all of our questions were answered along the way of choosing just the right house for us. This was, by far, the very best experience we have ever had with a real estate agency. Very special kudos go to Brenda Williams, our amazing agent(!!!) and a great lady, and to Lisa Munyon, the Team Manager, who was "Real Estate Central;" she kept the process going smoothly to its final conclusion. We highly recommend The Frank May Team without reservation whatsoever.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

    • Represent clients who are looking to buy, sell and rent properties.
    • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
    • Determine competitive market prices by comparing properties.
    • Create and publicize lists of properties for sale, including details such as location and features.
    • Market properties through advertisements, open houses and listing services.
    • Show prospective buyers or renters properties.
    • Present purchase offers to sellers for consideration.
    • Mediate negotiations between buyer and seller.
    • Ensure that all terms of purchase contracts are met.
    • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

    • Home inspection: $200-$350 or more, depending on region.
    • Home appraisal: $250-$400 or more, depending on region.
    • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
    • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
Hire skilled professionals for absolutely everything.
