We have worked with Carson Rodgers on four projects. A complete master bath remodel, a complete kitchen remodel, a complete secondary bath remodel, and an exterior maintenance rebuild of the patio cover area. The two baths were each about 60 days, with the kitchen remodel taking 90+ days. We enjoyed working with Carson on these projects because of his communication skills of keeping us in the loop as to what was going on and when various phases were going to be completed. While remodeling will always produce some surprises, Carson was always on top of them and walked us through how they were going to be resolved. The quality of work both in the design phase and construction was outstanding. The most significant delay that we experienced with all three remodels was with the plumbing fixtures - whatever availability times we were given when the orders were placed could be tripled. We will use Carson Rodgers on any future projects and have recommended him to friends and neighbors.

11/20/2014 Amazing money saver, astonishing work! Getting a 3D plan with images prior to building our custom home with a few areas before blueprints started was smart. This is proof that it saved us thousands of dollars in the long run. This was our 3rd home in 22 years and we only wish we had found Third Dimension Design years ago. I have never worked with an architect before and Ryan is exactly the type of architect I needed to help me with the redesign of my condo. He took the time during our initial meeting to go through the entire process step by step, answered all my questions, and asked all the right questions. He made sure he had a thorough understanding of what I was looking to do, why I wanted to do it, and what I hoped it would look like once completed. As a result, the first draft Ryan produced was spot on. There was one revision to accommodate a few last minute changes I wanted to make and Ryan turned that around very quickly. He was always on time with everything and he doesn't waste time. Rather than ask me to do it, he took the initiative to contact my property manager to obtain copies of the original building plans. With my work schedule I really appreciated not having to deal with that. I would recommend Ryan to anyone. He's been great to work with and I'm going to begin the construction phase with a little more confidence knowing I've got a professional like Ryan to help me out.

I can offer my highest recommendation for Ashli of Design Outside the Lines. Ashli did an outstanding job of staging my bridal shower in 2015. She has posted pictures on her website of my event, and as you will see, everything was beyond beautiful, every detail perfect. I received so many comments from people that it was the most awesome shower they had ever attended, and I was beyond pleased with the results. Then in 2016, it was baby-time. I panicked when thinking about accomplishing the nursery, and called Ashli who came to the rescue big-time! She asked many questions regarding our preferences, and designed and completely transformed the room into a truly outstanding nursery for our little girl. As you look at the before and after pictures, you may think that she must be a miracle-worker….and I’d say she definitely is! She exceeded our expectations and we could not be happier with Ashli’s services.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
