I had four projects; 1) repair french doors that would not open freely, 2) replace LED ceiling pancake lights with canister lights, 3) Install a driveway light and replace the front door exterior fixture 4) evaluate attic insulation. Mark said the entire French Door frame was twisted on both sides and both doors needed to be taken out and reset properly. He also indicated both doors needed new bottom sweeps. He indicated about a days work. Replace ceiling lights, he tried to convince me to just replace the lights with a different brand of pancake lights. I said I wanted canister lights because I did not like having insulation fall into the house when replacing a failed light. For the attic, I wanted an evaluation and possibly more insulation installed. He did not look in the attic before he quoted this project. I had a crack in the ceiling that ran perpendicular to the front door for about 10'. I wasn't planning on getting this fixed right now. Mark gave me a proposal for project 1, 2, 3 and repairing the ceiling and a separate proposal for 4, the attic insulation. He told me that I had to buy the materials. He said he'd go to Home Depot and pick up the supplies and I could meet him at the counter and pay for it. I actually got at Home Depot early and waited for him to show up. I wanted to see and be involved in what I was paying for. We started with the lights. He was picking out pancake lights and putting them in the basket. I asked him who those were for and he said for my project. He said "I thought I convinced you to just get a different brand." I again told him that I wanted canister lights and never agreed to just replace the lights and if I had I wouldn't be paying what he quoted for that. In hindsight, I should have cancelled the project right here and gone with another contractor. To make a long story short, it took him about thirty minutes to adjust the hinges etc on one door. His comment was, I like it when a plan comes together. It took him longer to put the bottom sweeps on than to fix the door opening. In the two pictures, you can see the water damage already incurred from the recent rain and how the two sweeps over hang the door edge and are impacted as the door opens. The mess on the floor is how he left it after he was finished. For the lights, he was disgruntled the entire time he was installing the canister lights and made comments periodically about how he was doing me a favor, inferring that I screwed him in his pricing proposal. He claimed there was an issue with the electrical switches and that the electrician had wired three dimmer switches in. The problem is that he actually opened up the wall switches and looked before stating that. Out of now questioning what he actually knew, I ended up having an electrician come out while Mark was at the house. The electrician did fix another issue but had to point out to Mark that there was only one dimmer switch and that the other two were wireless slaves to the main dimmer switch. Mark then asked me "Do you still want me to change the switches?" I told him no because there is no wiring to support those switches. Note: He suggested changing the switches and the pricing was included in the proposal. As for the sheet-rock work, he had agreed he was going to cover up everything and clean up after himself. I've provided a couple of pictures with plaster on the wall and the sheet-rock dust all over the battery back-up for my server. There was actually dust and pieces of insulation everywhere in the rooms he worked in. I had three exterior lights replaced/installed; one being the light over the garage. I told him where I wanted it installed and he argued that most of his customers want it installed much higher. I ended up telling him that I was paying for the light install and would like it installed where I wanted it. I have a picture of the gasket for the light over the driveway that I found in the trash after he left. Examining the fixture, there are no gaskets on the light above the driveway. I've spent the last week washing the walls and heavily cleaning the floors to get the sheet-rock dust and the attic insulation cleaned up in the three different rooms that he worked in. I even found sheet-rock plaster specks on the screen of the TV mounted on the wall. It looks like I will have to go back and have gaskets installed on the three exterior lights and will have to address the water coming under the door he worked on. I told him I wasn't hiring him for the insulation. His last response was, "Well I am very unhappy and I will never do another job for you" One thing to be aware of, he periodically kept telling me it was going to cost more and more. I ended up paying him $425 above what he quoted me because otherwise he wouldn't finish the job. He wanted $500 more but I insisted on a credit for the light switch fiasco that he did not end up doing (I hired an electrician at the same time to fix the electrical part, which I am so glad I did). He was upset that I wanted a credit for the piece of work related to the switches, since he wasn't doing that. Day before the end of the projects 1, 2, and 3 he wanted me to pay for the insulation project, which I refused because project 1, 2 and 3 weren't finished nor was the experience that great and at that point I had not even identified that he left gaskets off and what the level of cleaning I was going to be left with. He worked on the project for 4 days. Each picture is from a different day of work and all taken after he said he had completed the first 3 projects and left.
