I just hired New Concept Property Management to manage my rental property. I have encountered problems in managing the property myself and reached out to Dino & Susie Koch owner operators. They handled the contract process professionally and clearly and offered flexibility and solutions for my specific needs. Their one size does not fit all approach was very refreshing. I very much appreciate their help and the confidence that they present in taking over the management of my property.

Over the years, I have contracted with many property managers and the good ones all had two things in common: they communicated well and they were responsive to the needs of the tenants. I have found that Jenna posses both of these qualifications that I MUST have from my property manager. As an investor, communication both up and down the line with tenants and anyone else who may come in contact with the property is the key to having a successful rental property. I would advise to make contact with Jenna and see the many different services she offers with regard to property management. As of to date, I have only experienced the property management services, but I am sure one can expect the same quality service in all her related real estate services.

I was introduced to Mike through a mutual friend. He is now managing my triplex here in Tucson and I could not be happier with his level of service. He is very attentive to the needs of the tenants and balances that against the goals of the property owner. Mike is a top-notch property manager and a sharp up and coming realtor! Don't walk...run to JR Leigh and Mike Vo with all your real estate needs!

Marni was recommended to me when I was trying to decide whether to sell or rent my property. She quickly and competently put together and implemented a plan putting both options on the table. Long story short, when I brought her a buyer and asked her if she'd consider reducing her commission accordingly, she reduced it by twice as much as I asked! Who else would do that? Marni is no-B.S., ethical and FAIR--qualities I never before expected out of a real estate operator. Thank you, Marni!

Fantastic service! Knowledgeable and courteous staff. I hired Bancroft & Associates because I had problems managing my own rentals. The tenants were taking advantage of my good nature, damaging the property and twisting me into knots. The tenants knew the laws better than I did. The staff at Bancroft intervened and started holding the renters responsible for their agreement. They really know their business! Glad to have them on my side.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

      • Marketing the rental property
      • Collecting rent
      • Handling repair problems
      • Responding to tenant complaints
      • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

      Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
