He actually hasn't arrived yet, but L&R had excellent credentials, responded quickly, and addressed all my questions re: residential grade fabrics versus the high end commercial that he provided as references. As a designer, I have used both commercially graded "rubs" type fabric but this was a Zimmer and Rhode (I believe is the name....) ikiat with crewel embroidery that I had (minimally) stained with a highlighter. Therefore, it needed a gentle wand for the embroidered areas, special treatment for what are probably some kind of petroleum based chemicals (that would be in markers), and general cleaning for lightly soiled use but on a fabric that has never been cleaned. He was great with a super prompt reply, answered all my questions including those about product used and any post-cleaning smell that will dissipate, or at least does with the better contractors. I'm not a real "green" researcher simply because sometimes I have felt that I paid quite a bit through these type of services who sell cleaning services, but their product and "after smell" didn't clean the piece very well and kept a smell in the upholstered piece (past situation with carpet and couch when I had things cleaned in Arizona a year ago). So, until he actually comes and cleans, I can't give an actual review on the work, but thus far in terms of quick, accessible reply and his understanding of my concerns of commercial vs. residential, he has been very direct and helpful.

Silva Construction recently completed a garage enclosure/expansion for me. I could not be happier with the final project. We are in the beginning stages of the project, Nick and his crew will be covering the slump block front of the house with stucco and painting the rest of the house, including replacing some of the fascia boards. I have been impressed with his dedication to detail and insistence on our complete satisfaction with all aspects of the work.

I hired Bellino Contracting to replace my shower. The owner, Tim, and his wife did all the work. First, Tim is just the nicest guy. He and his wife are very pleasant to deal with. They were always on time. They never left a mess. They were easy to get a hold of and always addressed my questions and concerns quickly. They also stuck to the project timeline. I told Tim I was on a budget and, unlike the other contractors who bid on the project, he respected that. He didn't suggest extras and, in fact, reminded me of my budget when I suggested extras. The shower came out beautifully. I let him pick the tile and the fixtures and I am convinced he picked better than I would have. A bow in my wall made it difficult to install the door, but he worked on it until he got it right. I love my new shower and I highly recommend Bellino Contracting.

Michael, was very helpful with three homes he has worked on for me. He remodeled bathroom with tile shower & floor. New vanity with vessel sink. I took his suggestion to insulate brick home (only 1 room was missing insulation); now my room is comfortable with temperature. He smoothed out my sheet rock walls and painted the whole house. He was able to get a carpeting company to come and install carpet in one day notice. My front porch; completed wood treatment and staining; for outdoor durability. My other home in Gilbert; he improved the value of the home; was able to sell the home for more than we had expected. (The first weekend, home was on market; we had five offers) He placed new kitchen counter, sink, faucet and painted all the cabinets with a two tone color. He updated the three baths with tile floors and new hardware throughout. He replaced three big windows in the home. Stair case painting was nice. The stucco painting was very nice. My mother's home; he replaced the back yard wood fence with wood treatment color. Refinished the whole roof, after a leak into one of the bedroom ceiling. That bedroom with water damage; he placed floor tile; painted walls and new fascia. The driveway is awesome with brick paver's throughout. Thank you for all the work you have done for us.

Great work, was able to trouble shoot the problem and complete the job during the limited requested time frame. Provided a detailed invoice! Only negative was late for appointment.

DD Kruse was prompt in responding to my call. Dean Kruse offered great solutions at a time when other contractors were hesitant to take on the job. Bathroom cabinetry had water damage and needed to be replaced. He took extra time to find matching cabinet doors and drawers, tile and specific light fixtures. He is extremely considerate and pleasant to work. The work was finished quickly and the bathroom looks stunning! My only suggestion is that there should be more attention to detail by the work crew who was a little messy.

I was looking for a contractor last minute to do a quote on a possible kitchen renovation. I wanted to make sure it was possible to do before I made an offer on a house. I was surprised to find a contractor to come out at 5pm on a Sunday for an estimate but Coronado Construction did! Mr. Franco Chimienti, of HOME BUILDERS, LLC., has successfully completed several major remodeling & new construction projects for us since 2007. He and his associates have always provided timely, professional, quality, & exceptional customer services. He has always attempted to complete our projects on schedule & with in the budget we've agreed to. However, during these projects, he was willing to consider & accommodate design changes based on our request; that did require adjustments / modifications to both schedule completion & budget. He provided sound practical guidance & recommendation (tactfully) on how our projects could be accomplished in the most cost effective, efficient, & functional manner, based on his technical expertise & knowledge. ICT met all of our expectations. Right from the beginning Mel was easy to talk to and totally surprised us by taking the initiative to inform us of building code and permit requirements with all detail and specifications, easy to talk to and felt like an old friend. Chad's on-site supervising all the crews was great! Chad was available during the entire project and answered questions in a timely manner coming and going from start to finish. He has great contractors that work for him that are skilled and take pride in the finish. If I had any concerns they were resolved instantly! The project was started and finished on time, as Ron estimated. At the end of each day the crew always made sure to leave the property clean and tidy. The ICT method that they use to build the concrete base is exceptional.... and a superior product...especially if you have any grading issues. We would highly recommend ICT to anyone. We had a complete tear down and new build. ICT builds a superior product.

I hired Tim Martinez to do a variety of handyman tasks around my home, ranging from repairing some roof leaks, crack and drywall repair, interior painting, and water damage repair. So far he has repaired my roof leaks for an extremely reasonable price. He came exactly on time and worked quickly and efficiently. He is very professional in his demeanor and knowledgeable about his craft. While I am having my work done in phases as my finances allow, he is very adaptable to my needs and I know all his work will be excellent. He has told me exactly how much paint I need to purchase and has given me an estimate on the time needed to accomplish each job; based on his time estimate for the roof repairs, I have total confidence that his estimates for future work hours required are right on target. I am very happy to have found him, and very happy to have found Thumbtack.

We had a very large project that other contractors did not even want to tackle. Some contractors told us to demolish the place! Eric Lara was the ONLY contractor who suggested we check to see if we had permits before spending all of our savings on the complete renovation. We paid Eric to proceed with getting the permits and he delivered when things didnt look promising initially with the County. Eric cared that things were done right the first time. He wasn't wanting to just make the money fast and move on without making sure things were done right and met code requirements. Eric hung in there during the whole project where most contractors would have left after few months because the project had several difficult challenges. Eric came up with some good ideas that we liked and moved forward on and we are happy we did so. Eric did a professional job on our project and kept his cool when things didnt always go as expected due to changes we wanted or unpleasant discoveries found in the original building construction. Eric took the initiative to correct issues with the building before continuing on to the next step. We plan to live our retirement years in our newly renovated, beautiful and unique home Eric Lara created for us, and highly recommend him for anyone else who needs someone they can trust to do the job right at a reasonable price. Note that the pictures don't come close to all the work Eric did - He had to install all new electric and plumbing as well!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
