Over the years, I have contracted with many property managers and the good ones all had two things in common: they communicated well and they were responsive to the needs of the tenants. I have found that Jenna posses both of these qualifications that I MUST have from my property manager. As an investor, communication both up and down the line with tenants and anyone else who may come in contact with the property is the key to having a successful rental property. I would advise to make contact with Jenna and see the many different services she offers with regard to property management. As of to date, I have only experienced the property management services, but I am sure one can expect the same quality service in all her related real estate services.

We have been providing property management since 1985! We do the following: Locate tenant, execute lease, and collect rents and security, damage and pet deposits Handle tenant complaints, make necessary repairs involving electrical, plumbing, heating and cooling - We obtain bids on any cosmetic repairs and get owner permission to proceed. Issue a monthly financial report showing monies taken in and monies expended on owners behalf - This report is prepared and checks remitted around the 20th of each month. Make inspections to determine condition of property from an exterior standpoint We can also pay water bills, do pest control, pool servicing, etc., should the owner desire Employment verification, credit checks, and background checks are done on prospective tenants, as well as checking with former landlords and/or realtors if the prospective tenant has previously sold property and has not been leasing. Each tenant is required to pay the first months rent prior to occupancy, plus a security/damage/cleaning and pet deposit, if applicable. Deposits are refundable to the tenant after a detailed inspection report is made, and no damage is noted. Our fee for management services start at ten percent. We collect this fee from the gross rents collected and laundry money, if applicable. We do not charge a fee when the property is vacant. If late fees are paid by resident, they are held by Adobe PMI to pay for cost of postage and handling of all notices. Owner is responsible for the cost of newspaper advertising and signage. We show property (we do not give out keys), as well as list your property for rent with the local rental agencies when no fees are charged.
