Architect Michael Tolleson is awesome, he is providing me with excellent guidance, architecture/engineer/project management services on my new house construction in Berkeley. He is highly talented, professional and super flexible. His quick response via email and phone call show that he wants to make sure the client or contractor questions or concerns are heard and responded to as quickly as possible to keep each entity working towards the goal of completing the project with the time frame. I also appreciate his willingness to shape his services to meet both my needs and tight budget. I planned to remove a load bearing and shear wall in my condo, Michael responded quickly and was punctual to our subsequent appointment. He not only gave my contractor and I valuable insight to the magnitude of the project, he was also very detailed in explaining how the project could be tackled. It is a project that looked simple , but I live in a condo with neighbors above and below me. Although I decided against removing the wall, I was nonetheless impressed with Michael’s knowledge and I am certain he would have delivered a 5 star execution.

My wife and I hired Michael to help with drawings and permits for an extension to our condo in SF. Michael, was professional, communicative and very fair with his fees for the permit. He turned around the permit in about 5 weeks and did not require much input from our end. He made a total of 2 visits to take measurements after which we engaged in week-to-week check-in. He delivered the permits and drawings just as he promised. We were so happy with our experience that we are looking to work with Michael again on another project.

Michael was reliable, professional, and ultimately delivered the SF city building permit we wanted. Though the project ended up costing significantly more than he initially estimated, Michael was transparent about the process and reasonable about how to split the cost overruns. His hourly rate is competitive and he even accepts PayPal. I wouldn’t hesitate to hire Michael again should the need rise for another city building permit.

In this project the discounted hourly rate exceeded the original good faith estimate largely due to San Francisco Department of Building Inspection (SF DBI) requests for drawings that weren’t necessary for the permitted work. To compensate for this, I adjusted the Valuation of the improvements from the $50K proposed by an SF DBI plan checker to $10K. This reduced the cost of the Permit by several thousand dollars, resulting in a savings that reduced the Permit cost by more than the amount required for the cost of the unnecessary SF DBi-requested drawings. As well, two-thirds of the costs additional to the good faith hourly estimate were waived, saving the clients approximately $3K total each. This resulted in a total approximately equal to the original good faith estimate of anticipated discounted hourly costs for professional Architectural & Engineering services. Michael provided an easy and economical solution to open a bearing wall for our kitchen renovation. His communication made it easy for us to understand his intent and he was able to utilizes much of the existing structure to minimize added construction.
