We hired Excel Construction (Eyal) to completely remodeling our kitchen and to design and build a large wet bar. The remodeling job that they did included the demolition of the existing spaces, the removal of several existing walls, rewiring of some electrical outlets and switches, re-plumbing the new spaces, remove and install new flooring, new upper and lower cabinets, install new marble countertops, installing new lighting fixtures, fresh interior paint, some drywall repairs and adding a new large island at the kitchen. Eyal and his working crew did a stunning remodeling job. Eyal create for us a complete design of the work based on what we wanted and needed, guided us through some space limitations of the house and presented to us some different ideas that met our needs. The remodeling job was delivered on time, within budget and with high quality. Eyal was at the house every day and made sure that the remodeling progress is on track. He was there for each and every step of the work, which was extremely important to us. We highly recommend them for anyone who is searching for high quality remodeling or construction work.

We decided to install a hot tub in the backyard but needed a 220 connection away from the house. We tried to do some of the work ourselves by prepping an 18" trench for an electrician to come and wire. The soil was tough and the job harder than we thought. American Castles came and picked up where we left off, dug the remaining trench, connected the line, installed the box, and even recessed some of the line behind the stucco for a better visual. They didn't cut corners, showed up in a big team, and took care of everything without a problem. Price was reasonable. I would hire again.

OMG! Amazing! Outstanding! I chose DG Construction because I needed several jobs done and I didn't want to hire multiple companies to do the work. My projects consisted of painting the entire downstairs of my 2600+ sq. ft. new home, landscaping my dirt backyard, and putting in a concrete dog run which would be separated by an iron gate that matches the builder's gate. David Gomez, the owner, came out to my home to give me a free estimate. I explained what I wanted in general, and he refined my ideas and gave me some additional ones. Like a smart shopper does, I sought out other companies for estimates so that I could make an informed decision in choosing the best company for the job. Since DG Construction was the only company that could do EVERYTHING that I wanted and the estimate was reasonable and right in the middle of the other estimates, it was my company of choice. I was very impressed with Mr. Gomez. He's young, but don't let that concern you. He's extremely knowledgeable, experienced, efficient, reliable, professional, and personable. He is an on-site boss. He was there at the beginning and end of each work day. His workers were awesome! They arrived every morning between 6:00 and 7:00 and worked throughout the day until late afternoon with only minimal breaks. At the end of the work day, the crew cleaned-up and made sure that everything was left neat and in order. Throughout the entire job, Mr. Gomez kept me informed of the progress towards completion. I appreciated the fact that Mr. Gomez was constantly mindful of my maximum budget when making suggestions to further enhance the outcome of the various projects that I had done. It was unbelievable that at the end of SIX days, all of the projects that I wanted done in addition to a few extra ones were completed! My downstairs is beautifully painted. I now have a nice dog run with a perfectly matched iron gate, and a gorgeous landscaped front and back yard. I was and am elated! The quality of the work and the timeliness are exceptional! This by far was the best and most satisfying construction/remodeling experience that I have ever had. I will definitely be calling on DG Construction for all of my future projects. I strongly recommend that you do the same. I am certain that you won't be disappointed!

I first met Brad Snapir in 2011 when we met to discuss adding a second story onto our house in West Los Angeles which included a master bedroom, large bath, two closets and an additional reading room in back of the bedroom. All in all we added around 900 feet or perhaps a little more. It took us many meetings over almost a year's time before my husband and I were ready and prepared to begin the building process. Throughout this whole time Brad was understanding, patient and excellent at offering suggestions as to our remodel and willing to spend hours and hours meeting with us. We began the remodel in September of 2012 and we were back in the house in March of 2013 which was extremely quick. Needless to say there were questions and problems which arose during the building process but my husband, Brad and I were always able to work out whatever the problem was to everyone's satisfaction. If something had to be altered or changed in any way, Brad did it and did it well. We were very happy with the outcome of the remodel and happily moved back into the house after only 6 months although everyone told us it would be a year at least. Well they were wrong. Brad and his crew did the work quickly and well. If anything was not done exactly as I wanted they fixed it to be the way I wanted. I so appreciated the work that when I decided to remodel my kitchen in 2015 I immediately called Brad for the job. He worked with me in designing what I needed and ordering the necessary appliances, tile and countertops. I absolutely love the kitchen and would change nothing. It is exactly what I had in mind. The one other thing I want to point out about Brad is that over the years I have had several very very small jobs at the house which Brad has been so willing to just send one or two or three of his guys in a most timely manner and get the small job done. This has been a god-send as we all know how difficult it is to get work done on small jobs. I would recommend Brad and his company to anyone who wants a remodel large or small done and done well. Sarah and the guys at JDA went above and beyond to do our commercial job for us in a 100% professional and high quality manner, and wrapped up way ahead of schedule, so that we were able to open our doors weeks before we had planned. Mana Design Build just finished remodeling all 3 of our bathrooms. We love them and our new bathrooms. Our master bath was a complete mess and needed everything from new fixtures to new placement of shower, sink and toilet! Mazi (the owner) and Angela (the designer) was so knowledgeable of the latest designs, fixtures and really listened to what I wanted in my bathroom. Based on my input, she brought out fabrics, tile, granite samples all to my home. I didn't need to do any of the running around! She and Mazi met with us every step of the way! Demolition took only one day! He then reconfigured all the electrical and plumbing and started building my bathroom from scratch. The end result is a super functional, up-to-date master bathroom! Mazi then conquered our other 2 bathrooms. They needed a facelift: new tile, vanities, toilets, paint, the works! One of the benefits of working with Mana Design is that they are a design and build company. They provided all the materials, made all the necessary appointments for permits with the city of Lake Forest, and cleaned up the "remodel" mess every day before leaving! I am super pleased with my bathrooms! The work is clean and meticulous, and I know if we ever had an issue with something they would be out immediately to fix it. We look forward to our next project (remodel kitchen) with Mana Design Build!

Scott and Victor were great to work with. We hired them to replace our first floor tile, baseboards, and paint half the interior walls. They also fixed an unexpected water leak during the tile project. Towards the end of the tile project, we decided to have them replace our patio deck and build a vegetable garden box. They were responsive, polite, showed up everyday, addressed every question and request we had. We will definitely hire them again for future projects, since they pretty much do everything.

Working with Ray was great, he was very professional and courteous. He took the time to understand what we needed and wanted in building a new master bedroom with a full bath plus and extra 1/4 bath and laundry space. Ray produced very detailed plans and met with the city 3 to 4 times in order to satisfy their requirements. He always arrived on time, to our appointed meeting times. We found that the pricing that Ray charged was very reasonable. He was not the lease expensive quoted through Thumtack, but we feel it definitely was the best value. I would highly recommend Ray to my family and friends who may need architectural services.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
