- What should the customer know about your pricing (e.g., discounts, fees)?
We offer competitive pricing based on the property type. For single family residences or condos, we offer a flat management fee of $65 per month. For multi-unit properties, our management fee is a percentage of the gross rents collected. Our management fees vary based on the number of units. For those interested in only our tenant placement services, this fee is quoted based on the property and it's approximate rent.
- What is your typical process for working with a new customer?
It all depends. We are a full service property management company which means that we can help property owners prepare their homes or apartments for rent. We will advertise, show vacant units to prospective tenants and perform an extensive credit, background and qualification process to ensure the tenant is highly qualified. Upon approval we execute the appropriate leases and perform the initial move in inspection. Upon locating a tenant, we also offer monthly management services where we collect rent, issue the appropriate legal paperwork, offer maintenance services, perform weekly exterior drive bys and bi-annual interior inspections.
- What education and/or training do you have that relates to your work?
We are licensed by the California Department of Real Estate and are members of the California Apartment Association, California Association of Realtors and the Bakersfield Association of Realtors.
