Introduction: I am a third generation real estate agent, and loan officer. I've been doing everything real estate for about 24 years. This industry is my passion I love helping buyers and sellers with their real estate transactions. I customize what needs to be done for each client as everyone has a different story and individualized needs.
I also specialize in distressed listings/sales. Most will go on the market traditionally, while others
may be sold wholesale/off market at less than fair market value depending on the sellers situation & circumstances and what they are willing to do & what’s best for them. Some Examples: Short sales, foreclosures, Trust sales, probate, inherited property, property in need of minor and major repairs,etc. Some of these really do need an agent that has previous experience in these types of transactions to have the most successful outcome. These types of sales or any combination of them are very complex and will have alot more steps involved as to a traditional standard sale. In some instances if things aren’t done right, a seller could actually “lose” their home. Also know that if you are in foreclosure, you may have other options. I cannot stress enough that experience really does matter, especially here.
For those that prefer to sell quickly and not deal with the cost, time and effort of listing their home on the traditional market and sell for less than fair value (for whatever your reasons) I also have all cash investors/buyers who are amazing to work with and are flexible and can be very quick to close (many times 7 days from initial walk thru) that may buy your home at less than fair market value should you choose the need to go that route.
