Introduction: We offer good, fast, cheap, technical maintenance by the hour. Offering three grades of technician: Senior Building Engineer IV, EPA Universal HVAC Tech, provides HVAC and mechanical maintenance. Performs Unit Health check and charge, air handler belts retention/ replace. Bearing lube and filter changeout, T-stat controllers, air balance, damper verification. Provides water source Heat Pump, Split Unit, Evaporator, Condenser, Chiller, Boiler, pump, valve, heat exchanger, filter, and controls inspection and normal maintenance. Building environmental and lighting controls verified operable. Tech II Specialized Maintenance, Building Engineer II Maintenance - Performs Tenant spaces halogen and florescent lighting ballast and bulb replacement. Exit sign repair. Automatic door closures, electronic faucet and flush repairs, insta-heat repair/replace. Tech I general maintenance, Building Engineer in Training, Maintenance - drywall repair, spot painting, wood scratch repair, tile re-grout / reseal / caulk. Bathroom stone polish / water deposit removal maintenance, Window, door & elevator spot clean. Mechanical room and general area inspection tours, includes grounds, sprinkler flows, building exterior lighting, fire equipment, storm water catchment clean out, scupper drain test and roof cleanup. Elevator, fire extinguisher test and fire equipment inspections verified current.
