Khalil was excellent. He was responsive, communicative prior to the appointment. When he arrived, he was respectful and clean in my house. He delivered everything he said and finished early. I highly recommend Khalil from Cal Engineers for complex handyman jobs.

We did a lot of research to find the right contractor to build us a free-standing recreation room. We actually hired a different contractor first, simply based on having the lowest price. What a terrible decision. We quickly came to regret it, and fired that contractor as soon as we could a costly misjudgment. Even though Owl Constructions cost was a bit more, though very reasonable, we knew he was the right contractor for us. Guy Hazan of Owl Construction is fantastic. He was so easy to work with. Hes a compassionate listener, and kept us informed and at ease through the entire process. I dont know much about construction, and had never undergone a project of this size, but Guy was there every step of the way. He explained everything very clearly and addressed any questions or concerns we had from day one to the completion of the project. Also, he has a great eye for design, helping to make good structural and aesthetic decisions throughout. I also must mention the Amazing Anesta. Anesta is a gem to this company. She kept the communication light and easy, and got the job done. She is responsive, dependable, organized and kind. The final building is stunning. The contractors did such a great job all around. To think what a nightmare it would have been to have continued with that original contractor who bullied and didnt listen. Owl Construction was absolutely fantastic. I highly recommend them to anyone.

Mark's office is located on Main Street in Yorba Linda, very close to our residence. We had interviewed a number of contractors to redo our kitchen, living room and down stairs powder room. We thought we'd give him a try. He came out with his decorator, Terry Alvarado, and we were very impressed. They got the concept immediately. Exactly what we were looking for...and then some. Mark took us to a number of his completed projects and we were pleased with what we saw and heard. Mark makes it a point to make "Friends" out of his clients. Within a very short period of time we had accepted Mark's proposal. It was very professional. One thing that really impressed me was that he set up a very conservative payment schedule. This put my mind at ease that he wasn't a "Get the money and run" contractor. As in most remodel projects we were soon adding to the scope of the work. Again, very professional revisions were made to the original contract. When structural work was required for a feature we wanted in our kitchen, Mark was insistent on bringing in an engineer to ensure everything would be first class and to code. In fact, if there's an earth quake in Yorba Linda I want to be in our kitchen at the time! It did lengthen the time to complete the job but we have a very high quality outcome. Mark's contractors- Dennis, Dan, Jai and Mike were a pleasure to work with and very trustworthy. The security of our home (We both work) was always important to them. The frosting on the cake is the quality of custom cabinets Mark's own shop turns out. The tolerances are precise and the white lacquer finish is tremendous. Mark worked until we had just the perfect door fronts on our cabinets. The design work was also terriffic. We continue to work with Terry even now. Granite fabrication (Also done in mark's shop) is great. One of the extras we had Mark do is a custom fireplace mantel. Again, his cabinet team really came through. Also, all moldings were replaced in the first level and the miters are precise. Thanks to Mark, Terry and the entire Turnkey Remodel team for a great job.

Greystone Engineering Group is great. I have used them for foundation inspections and now they are doing a Soft-Story EQ Retrofitting job on our 14 unit Apartment complex. They are doing a fantastic job, are as clean as I have ever seen a construction crew be and I would highly recommend that everyone use them, especially for your Soft-Story Retrofitting needs.

We retained Modal Design to undertake a remodel of the interior of our 1930s Spanish-style home. Daniel Monti brought his talent, creative and coherent vision, impeccable taste and modern aesthetic to transform the interior of our home into a gorgeous, clean, refined, timeless, contemporary Spanish that is uniquely ours. He managed our expectations, accommodated our budgetary limitations and worked closely with the contractor and engineers, giving due attention to the smallest of details, from the plans and drawings, to the selection of materials to installation/construction. In addition to his talent, most appreciated was Daniel's complete honesty and trustworthiness - making what can become a stressful time into a highly pleasurable undertaking. We would love to do a remodel again with Modal Design! We highly recommend Modal Design without any reservations.

About

We take architecture as a psychological issue - the piece of land, an edifice or a structure as being utilized the same way it should create certain emotions to the viewer, mentally connecting it with the state of sculptural expression. Our design work is based on extensive brainstorming, where depending on the type of client, category building, materials chosen, landscaping, and urban attitude a particular process methodology is implemented. Each project is approached with its own specificity, uniqueness, and the process of designing is the one which brings to it its own architectural handwriting. In the Studio 3D, different computer software allow exploring in very depth each detail and not a little corner is left without being carefully studied. We thoroughly believe also in the sustainable design philosophy that this is the future where architecture goes, and we stay firmly behind it. The sustainable architectural design has to go hand by hand with renewable energy, and give a better future for the next generation. The project budgeting and value analysis are looked under scrutiny to be able to lower the cost as much as possible, without compromising the quality of the design in both highly-competitive private and cost conscious government sectors. Working tightly with cost estimators and surveyors, the office takes it with main responsibility that the project is executed precisely, within the budget, and in the time frame.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
