I recently was faced with taking over my mom's house when she went into assisted living. I had no idea how to rent her home or what I should be looking for in a tenant. I met Patricia with Sail Properties and she patiently explained all the benefits of having a propertymanagement company handle all the rental arrangements. I had no idea I needed this service, but once I became better educated, I knew I didn't want to be responsible for the overall maintenance and legal aspects of the rental. Patricia listed my mom's home and immediately rented it out. She took care of all the details and regularly gave me updates. I am so thankful that Patricia was so kind with all my questions and patiently walked through all the paperwork. What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing is all inclusive. We do not charge more to handle inspections, serve notices, or handle insurance/HOA items. We also only get paid when you get paid. So if rent is no rent comes in, we do not make a penny.
What is your typical process for working with a new customer?
To simply, we meet at the property with the owner to discuss preparing for move in and rental rates. We coordinate with vendors and list the home for lease. We handle showings and process applications. We then present those applications to the owner for approval and then collect first month's rent to secure the tenants. We prepare an updated lease and disclosures as well as move in inspection with pictures for the tenant to sign off on. Then we manage repairs, collect rent and provide statements to our clients.
What education and/or training do you have that relates to your work?
I received my Bachelors degree in Business Marketing from Concordia University. After which, I received my real estate license then later on my broker's license. I complete annual continuing education and go beyond on that with specific property management and ethics classes.
