If you could "design" and "build" the most perfect Real Estate Agent, what qualities and characteristics would you include? What type of finished product would this agent be? Would you be extremely happy with the results that were produced? If you were, then you have just "built" Robyn Webb. Robyn is honest, experienced and knowledgeable about the demographics of your target area. You may not want to hear what she says about your house, but for us she was 99.9% spot on. Robyn entered the picture with her design expertise and following her advice on remodeling a few areas in our home, we were able to sell our house in 3 days at a higher price than expected. One of the best agents I have ever worked with!!! DJ helped me get in touch with the perfect lender to assist my mom with refinancing her home. My mother seen a major increase in her mortgage payment and screamed for help. DJ provided us with some of the best Direct Lenders in the real estates business and we were able to get my mothers mortgage payment down from $2,300 to $1,400!!! I couldn't have asked for a more top-notch real estate agent than John. He is bright, experienced and well-versed in the many ins and outs of the real estate business. Around April 2013 I contacted Sabrina and told her my family needed to find another house to rent. I explain the reasons but she said she would get started on the process right away. Within know time I had a list of homes in the portal she had created for us. I love the fact that she seem to learn everything that we were looking for in a house and what areas we wanted to love in. When the house we a currently living in came on the market she showed it to me immediately. I loved the house an told her to contact the listing agent and tell them you have someone to rent it. After a long application process which Sabrina was there to help all the way to the end. In the end we were able to rent the house and get a two year contract. My husband and I have decided once the two years is up we will be seeking Sabrina ' services again but this time to purchase a home instead of renting. In the end my family would recommend Sabrina Simpson to any and everyone from renting, selling or buying a home. Also she is a great friend if you need one.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

  • Home inspection: $200-$350 or more, depending on region.
  • Home appraisal: $250-$400 or more, depending on region.
  • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
  • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
